New Recent Reader Widget from MyBlogLog

By NikNik · February 16, 2008 · 3 Comments

You may have noticed our new “Recent Reader” widget from MyBlogLog. If not, take a look. The design has been updated and now you can access additional information about your readers. When scrolling over a reader avatar a flyout box will appear with reader details. You can then find out more about your visitor by easily clicking through to their MyBlogLog profile and community pages. The new widget is also infused with a quick link for adding visitors to your contacts. In addition, MyBlogLog readers can simply add themselves to the site’s community by selecting the “add” button at the bottom of the widget.Currently, MyBlogLog offers a choice of seven colors and 2 layouts for your widget. You will need to adjust the flyout box based on your blog layout. There are a couple of known glitches:

  1. Iframe Blocks Flyouts: If you’re displaying the widget code in an iframe, set your flyouts value “none”.
  2. Mac Firefox - Flyouts vs Flash: This is a Firefox bug w/ CSS transparency and absolute positioning.

MyBlogLog has plans for those of us who prefer optimum customization and promises we’ll be able to upload our own skins very soon. Also, stay tuned for major changes on your MyBLogLog profile. In the coming weeks, your profile will be getting a facelift and new integrated features….taking your profile from static to dynamic!

Getting Started: To update your “Recent Reader”widget, go to your MyBlogLog community page and click on the “widgets” link under your community description.

Sidebar "Bling" Cross Promotes Your Online Presence

By Reggie · December 10, 2007 · 11 Comments

These days real estate professionals are members of social sites, online communities, blogs and more. So how do we deliver a consistent brand and message over so many tools? Also how to we channel interested parties to our other communities? One way is to use a similar sidebar for each application.

Introducing the BLING Widget for Real Estate Agents

Since we have not seen the perfect sidebar bling application for you real estate agents, we developed one for you to use. You will notice inStep 7″ I instruct you to use the full path to the icons. This is so that you can use this code on real estate networks like Activerain, Facebook and more without making further changes.

Here is an example of the buttons I have created for your use.
(Buttons from left to right: LinkedIn, Facebook, RSS, Activerain, Zolve, MyBlogLog, Google MyMaps, Friendster, Trulia Voices, Zillow and RealTown Real Estate Network.)

Icons for Your Real Estate Business

DOWNLOAD ZIP FILE OF BUTTONS HERE.

IMPORTANT: If you are adding this to your blog, please make a backup of your template before beginning so you can easily restore things if you need too.

Step 1:
Create a new folder on the root directory of your website or blog and title it “bling

Step 2:
From the icons I’ve created, choose the specific icons you want to use on your sidebar widget and add them to your newly created folder titled “bling”. (Note: Choose either the .jpg files or the .png files. PNG files have a transparent background.)

Step 3:
Start by opening notepad or your HTML editor. Now you will be adding the code from each step to the blank notepad document. Please add each snippet of code to notepad in the order below. If you are advanced, the complete code is avaliable here.

Step 4
Copy the code below. Now paste into the notepad document we opened in Step 3. The code we just copied is for the header of our widget. The widget title is”Find Me Online” If you would like to use a different headline, replace those words with your own. You can also update the header and border color by replacing the hexadecimal (6 Digit) color with one from this chart.

Step 5
Copy the text below. Now paste this code after the code above. We will be editing it as follows:

Replace [Insert URL of Personal Photo] with absolute/full URL to photo. (i.e. http://www.mytechopinion.com/images/reggie.jpg) (Tip: Ideal width is 75 pixels or less)
Replace [Insert Name] with your name
Replace [Insert Company Name] with your company or blog name
Replace [Insert Your Blog or Website URL Here] with your actual URL

Step 6
Copy the code below. This is the DIV for the buttons. Please paste to our open notepade file after the previous code.

Ok, now you will start to add the buttons for your widget. 4 buttons will fit on each row. If you are using more than 4 buttons, you can add another DIV by preforming Step 6 again. This will create a 2nd row of icons.

Step 7
Earlier you added the buttons for your widget into a newly created folder. Now find the corresponding code from the options below. Then add each desired to your notepad or open editor. Look for “<!–Insert Buttons to the left of this block–>” and paste the button(s) code before it.

Simplifying Real Estate Agent Laptop Purchases

By Chad A. Johnson · December 2, 2007 · 4 Comments

In my real estate agent desktop buying guide article, I wrote that “purchasing a new desktop computer can be a confusing experience”. Unfortunately, purchasing a laptop computer is an even more confusing task for the average real estate agent. The added confusion is brought about by the numerous incarnations of laptops available. From tablet PC to ultra-portables to huge desktop replacements, each style of laptop fulfills a different need. This means that there is no perfect laptop for everyone. Look to the matrix below for things to consider when choosing which laptop form-factor to buy.

Component Selection
Buying a laptop computer requires you to pull out your crystal ball and look into the future. Upgrading a laptop is difficult, costly and sometimes impossible. Buy more computer than you need today to allow your laptop to meet your needs for 3 or more years in the future.

Processor
The Intel Core 2 Duo processor is the way to go. Intel’s mobile processors are faster and more energy efficient (think battery life) than the competing AMD chips.

If available, look for Core 2 Duo processors running on an 800Mhz front-side bus (FSB). These processors cost a bit more, but their inclusion of tomorrow’s technology will extend the usable lifespan of your laptop.

Operating System
For real estate agents, Windows Home Premium will most likely meet your needs. This Home Premium includes all of the multimedia functionality that you will need in your daily marketing efforts.

If features like integrated backup, remote access and data encryption interest you, look to Vista Ultimate.

For a comparison of the Windows Vista versions, see Microsoft’s website.

Display
The size of the display is directly connected to the size of the machine, but there are several choices that you need to consider outside of size when choosing a laptop display.

Glossy or Matte Finish?
The glossy finishes look impressive. Colors tend to be very rich and vibrant. There is a huge drawback to these displays, the glossy finish is very reflective making them difficult to use in well lit environments. Unless you tend to work in the dark, go for a matte finish.

LED lit displays are starting to hit the market. These displays are brighter, thinner, last longer and use less power. The only downside of this technology is the current premium price.

Video Card
Windows Vista needs video power to run smoothly. When purchasing a laptop, buy the most powerful video card option offered, whether from nVidia or ATI. Integrated video cards just don’t cut it.

Memory
Nothing will make you dislike the Vista operating system more than not having enough RAM to run it properly. 2GB of RAM seems to be the sweet spot for best performance.

Hard Drive
Buy the most capacity that you can afford. The extra space is cheap and you will invariably need it at some point.

If speed is more important than storage capacity, consider a 7200 RPM hard drive.

Optical Drive
Blu-Ray and HD-DVD drives are still too expensive to recommend. Go for a DVD-RW drive and consider a Lightscribe model to add a bit of flare to your discs.

Wireless Card
All laptops should have a wireless card to allow you to connect to the internet at home, the office and other hotspots wirelessly. While the new 802.11N standard has yet to be ratified, the latest draft is showing a lot of promise and they are backward compatible with the “B” and “G” standards. Buy a laptop with an 802.11N wireless card to enjoy faster, stronger wireless connections in the future.

Mobile Broadband
While a wireless card will give you limited mobile connectivity, a cell phone based broadband connection will truly make you a mobile real estate agent. Many laptops offer multiple provider options for mobile broadband integration. This integration is very convenient, but it does tie you to a cell phone provider. Add-on cards, like the one recommended in our real estate technology holiday gift buying guide, will offer more flexibility to change providers at a later date.

Bluetooth
Uses for a Bluetooth connection are increasing as more Bluetooth-enabled products hit the market. With an integrated Bluetooth card, you can use:

  • your smartphone as a modem
  • wireless headphones to listen to music or movies
  • VOIP services (Skype) with a wireless headset
  • a wireless Bluetooth keyboard and mouse

Battery
This is a no-brainer. Buy the high capacity battery. It may add weight to your laptop, but the added time away from a power outlet is worth it.

Sound
I have never been concerned with sound card options in a laptop. For what a real estate agent uses a laptop computer for, the integrated option will meet your needs.

Webcam
I have seen real estate agents send video emails originated from their webcams. Webcams are also handy for keeping in touch with distant friends and family.

Docking Station
I love my docking station. When I get to the office, I simply connect my laptop and I instantly have a full keyboard and mouse, a huge LCD monitor, Internet connection, printer connection and the battery charges. It makes my portable laptop into a desktop computer. This is perfect for real estate agents who use a laptop as a primary computer.

If you want a docking station, you need to make sure that the laptop you choose has a dedicated docking station connection. Otherwise, you are forced to use a USB-connecting model and those products are junk. Look at HP Pavilion or Dell Latitude laptops for quality docking station options.

Color Generation Technology for your Real Estate Blog

By Reggie · November 9, 2007 · 4 Comments

New real estate blogs join the blogosphere everyday, but unfortunately some really miss the boat with basic design elements. Often the design could be saved if the colors were updated to a more complimentary color palette. For example, say you download a beautiful WordPress or Blogger theme and then change out the header graphic with a local photo of your geographic area. But the new local photo is full of different colors. Now your blog’s CSS needs to be updated to reflect these new colors. How do you choose the perfect hexadecimal color without being an expert? If you are off a few shades it can impact the total design.

BigHugeLabs comes to the rescue with its free color pallet generator. This is one cool technology. You simply upload or paste a link to your main blog header photo, and BigHugeLabs returns 15 complimentary colors in hexadecimal format, with CSS for your blog (or Website, print design, home design etc.). If your photo is stored in Flickr or Photobucket, BigHugeLabs also has tools for pulling in the photo(s) for palette generation. If you have questions about editing your CSS, you may want to peak at this CSS Cheatsheet.

Here is an interview I did with the Real Estate Channel that answers some more questions about Ubertor:

Here are some testimonials about our product:

“This is just a little note to let you know how pleased I am that I made the move to Ubertor. As you know I had a website designed, built and marketed professionally some years ago. This site was and is a great source of business for me so I was really nervous about changing anything. I wondered, why mess with something that is working? However the site was hard to work with and I had to pay people to do changes to the site, upload photos, etc. etc. I was not skilled enough to do my own work on it. My new Ubertor site is great! It doesn’t take much training to be really good at managing my own site! I am really happy with it.
I still stay up were I was in the search engines too.”
Trish Anderson, RE/MAX All Points
Burnaby, BC

“Ubertor is a small Real Estate software provider based out of Vancouver, Canada that is definitely worth checking out if you’re looking a simple, all-in-one solution to get your real estate business on the Internet.”
Joel Burslem - FutureOfRealEstateMarketing.com
Portland, Oregon

“Ubertor’s product was the first I found that offers the flexibility I desired. The sites are simple enough for the novice yet offer the more sophisticated user the tools required for full content control, such as access to code and the ability to add and edit pages and site navigation. Of course, your featured homes presentation software is among the best I have encountered.”
Kris Berg, Prudential California Realty
San Diego, California

“This has become the best RE sales tool that I have ever invested in! I have referred other fellow agents within my office to their services & they all have been equally impressed. I must say I LOVE my website & the results it gets! Ubertor was so easy to work with in tweaking my site & their support is super! Their excellence continues to exceed my expectations. Use them they are GREAT!!!”

Bellingham, Washington

10 Reasons a Real Estate Agent Should Upgrade to Office 2007

By Chad A. Johnson · June 27, 2007 · 10 Comments

It is almost unfortunate that Microsoft released Office 2007 on the same day of the release of Windows Vista. In the technology shadow of the massive juggernaut, Office received little attention. While I am impressed by Vista, it is the advancements that Microsoft has made in the latest version of Office that really blows me away. These changes are significant enough for me to whole-heartedly recommend Office 2007 to real estate agents, no matter what version of Microsoft Office they are currently using.

The most obvious change (and the one most talked about) is the addition of the new user interface called the “Ribbon”. While I think that the idea of changing the menu options based on your current activity is brilliant, I would like to look beyond the obvious to the smaller features and tweaks. Those little things that you wished Office always had and now does.

While I couldn’t possibly cover all of these new features, I have put together a list of 10 features that has made my life easier and more productive.

  1. Save as PDF – The PDF file format is gaining more and more importance in the real estate industry and now you can save your Office files directly as a PDF, no additional software required.
  2. Email Merge in Publisher – Email marketing is becoming a standard marketing channel in the real estate industry. Publisher 2007 has now made it easier to send full cover email campaigns to your past client base by adding email merge capability. You can now personalize each email and send it without relying on the BCC field.
  3. Indexed Searches in Outlook – Outlook has always had a Find feature, but it has been painfully slow. Searches in Outlook 2007 are virtually instantaneous. Your search keywords are even highlighted in the search results. I would have upgraded just for this feature!
  4. Easier Pivot Tables – I am a statistics junky. I love to analyze market activity to find trends. I use pivot tables in Excel to create dynamic tables and charts. The new Excel finally makes creating pivot tables an intuitive process. The pivot charts that it creates look so good that you will want to include them in all of your listing presentations and marketing materials.
  5. Context Checking – There? Their? They’re? I often forget which one to use. The new context checking ability in Word will put a blue underline on any word that it feels is misused. I love technology that makes me look smarter.
  6. Post to Your Blog From Word – You know that blogging is here to stay when Microsoft incorporates it into Word. You can now publish a post directly from Word to your blog. Why would you want to do this? Think, active spelling, grammar and context checking.
  7. Smart Art in Powerpoint – This is so cool that you have to try it. Take a list of bullet points in Powerpoint and turn them into a chart with a click. Use this and your listing presentation will jump to the next level of professionalism.
  8. Text Formatting Menu – Right-click on any text and find a formatting menu pop up. No longer do you need to venture off to the top menu to change the font or size of text. This menu as to be using my wrist fatigue.
  9. Conditional Formatting in Excel – In college, a professor showed us how to use convoluted formulas to change the background colors of cells in Excel based on the cell’s value. With Excel 2007, you just need to highlight the cell(s), click Conditional Formatting and make a selection. Try this to color code a spreadsheet of listings. Color code listings that sold below asking price in one color and those above as another color. Once you do this, you will see market trends without even putting your glasses on.
  10. Graphs that Impress – All I can say is “WOW”! Recreate a graph that you made in a previous version of Office in Office 2007 and get blown away. You will look like a professional graphic artist to your clients.

I’m sure that I missed many indispensable new Office features. If you can think of one, leave a comment telling us about it. We’d love to hear why you think Office 2007 has made your real estate business more efficient.

FloorPlanner Aids Real Estate Agents in Floorplan Design

By Reggie · June 5, 2007 · 3 Comments

Real Estate agents looking for a web 2.0 technology aimed at creating floor plans for home design, you are in luck! Suite75, an Amsterdam company, has built Floorplanner using Ruby on Rails, and Adobe Flash—two hugely popular Internet technologies. Floorplanner offers an elegant interface that is very easy to navigate. Floorplanner brings many sophisticated high-end features you would see in competitors such as AutoCAD, to the novice user’s level. Start by creating a new floorplan, pick structure outline and then simply drag and drop items from the library onto the canvas. All library items can be stretched, scaled, texture can be modified and colors can be applied to elements to maximize impact. Once you have laid out a room, that floorplan can be shared so others can view and print. Real Estate agents can subscribe to FloorPlanner Professional and create a custom layout with their Brokerage logo and color scheme. See pricing chart here.

So how can Real Estate agents embrace this tool? Well we see many obvious benefits, starting with staging. FloorPlanner works to scale so you can mock up a living room before lifting the heavy furniture…simply point and click. Does the backyard need work, start with FloorPlanner and show the owners what a difference a few plants make towards improving the backyard. Seeing is believing. Real Estate Investors may use this tool to mock-up floorplan changes they will make if they go forward with a purchase. One thing is for sure, FloorPlanner has made real estate space layout a breeze!

Thanks Go2Web2 for our introduction to FloorPlanner!
