			<content:encoded><![CDATA[<p><img class="alignleft size-full wp-image-1888" title="Lucky Number 7" src="http://www.mytechopinion.com/wp-content/uploads/2009/10/windows-7.jpg" alt="" width="300" height="300" />Two and a half years has gone by very quickly. It seems like just yesterday that I was booting up my Windows Vista computer for the first time with excitement and anticipation. For me, it was like watching that summer blockbuster you’ve eagerly awaited in hopes of it exceeding your expectations. But, like most summer blockbusters, Windows Vista didn’t live up to expectations. It was a bloated and flawed operating system in many ways. Vista does have quite a few redeeming qualities. It was an improvement over Windows XP to the point that I never considered reformatting and going back the older OS (something I did shortly after installing Windows ME).</p>
<p>We are now back to a time of great anticipation. Hopes that Microsoft will redeem itself with the release Windows 7 abound. Will Windows 7 be faster? Will it ask fewer annoying questions? Will it work with all of my current software and hardware? With the <a href="http://www.microsoft.com/windows/windows-7/default.aspx">Windows 7 release coming October 22</a>, all of our questions will be answered soon enough.</p>
<p><span id="more-1868"></span>Actually, I hope to answer some of these questions a bit sooner.</p>
<p><strong>Windows 7 Launch Party</strong></p>
<p>Not sure if by sheer luck or stupidity, I am hosting a Windows 7 Launch Party. It is an event that you hold in your home for friends to showcase the new Windows during the products launch week. You supply the food, drink and people; Microsoft provides streamers, cocktail napkins, activities and a copy of Windows 7 Ultimate for the host.</p>
<p>A lot of work to do to help Microsoft pitch a product, but I can’t pass up a techie experience. Plus, it gives me an excuse to throw a fondue and chocolate fountain party. Can’t have enough of those in your life.</p>
<p><strong>Introduction to an Operating System</strong></p>
<p>With my Windows 7 Launch Party Kit in hand, my first step will be to install the operating system.</p>
<p>I’m a bit apprehensive as to what the next few days hold. Will the installation go smoothly? Will all of my hard ware be compatible? Will my software work properly?</p>
<p>Then, once it’s installed how quickly will I acclimate to the new system? After I got Vista, it took awhile before I knew my way around and was as proficient as I was on XP.</p>
<p><strong>Stay Tuned</strong></p>
<p>With a pre-release of Windows 7 in hand, this presents a unique opportunity to share with our MyTechOpinion readership. As I progress in my adoption of Windows 7, I’ll document my trials and tribulations on our blog.</p>
<p>Hopefully, the information shared will help you in your adoption of Windows 7 (or maybe help you decide not to switch).</p>

They are washed weekly. They get an oil change every 3000 miles and the recommended service calls are never missed.</p>
<p>Why do very few real estate agents treat their computers with such loving care?</p>
<p>In my experiences, most real estate agents use and abuse their computer until it crashes or slows to a painful crawl. Using my car analogy, that would be like driving your car, doing nothing more than filling it with gas, until it broke down and needed to be towed.</p>
<p>A computer is no longer a real estate technology nicety, it is a necessity. A real estate agent without a computer is without email, the MLS and marketing pieces. It is time to pamper your computer as you do your car. Bare in mind, you can rent a car to replace yours, but you can’t rent a replacement computer with your programs and data ready to go.</p>
<p><strong>Here are 8 ways to pamper your computer that are equivalent to an oil change, wax job and 20,000 mile tune-up.</strong></p>
<ol>
<li><strong>Plug every piece of technology into a quality surge protector.</strong> Notice how I used the word “quality”. Surge protectors are rated to handle different levels of power surges. These levels are measured in joules. The higher the number of joules, the better protected you are. I have seen power supplies, motherboards and processors get fried because a cheap surge protector succumbed to a powerful burst of power.<strong>Bonus Points:</strong> Purchase a battery backup with a built-in surge protector. This will protect your system from power failures that can corrupt your Windows installation. My desktop computer has been protected for several years using an <a href="http://www.apc.com/">APC battery backup</a> devise.</li>
<li><strong>Install a security suite, keep the definitions up-to-date and run system scans weekly.</strong> It doesn’t matter whether you like Norton, McAfee, Panda or any the other security programs, just make sure you have one. I recommend a security suite instead of just an anti-virus program. The threats out there require the extra protection.Just having the software installed isn’t good enough. New viruses, Trojans and worms hit the Internet everyday. You need to make sure that your security suite is downloading new definitions as they become available. This usually isn’t an issue until the subscription expires. You will know when this happens as daily reminders to renew your subscription will pop-up in your face. When this happens, renew your subscription or upgrade your software immediately.Lastly, your security program is going want to scan your computer completely on a weekly basis. Make sure that happens. That scan could identify and remove a dormant threat waiting to strike.</li>
<li><strong>Run Windows Updates.</strong> There is something like 40 million lines of code in the Microsoft Windows operating systems. Anything that complex is going to have flaws and holes in it. To compensate for this, Microsoft continuously works to improve on the performance and security of Windows through patches and service packs.These patches and service packs are made available through <a href="http://windowsupdate.microsoft.com/">Windows Update</a>. Your computer will most likely download these updates automatically. When ready to install, a yellow shield icon will appear in the lower right corner of the screen. Click to install these.You can also get to Windows Update from a link in the Start Menu.
<p><strong>Bonus Points:</strong> Go to Windows Update and click on the Microsoft Update link. The Microsoft Update system combines the Windows Updates with other Microsoft software updates. This means that your Office suite will get patches and fixes as they are released.</li>
<li><strong>Install software and hardware updates.</strong> In my last article, <a href="http://www.mytechopinion.com/2008/01/windows-vista-for-real-estate-agents_19.html">Windows Vista for Real Estate Agents: Part II</a>, I provided a list of websites for the major computer manufacturers’ download pages. You should become familiar with the page for your computer’s manufacturer. As hardware and software updates come available, install them.Several manufacturers have gone a step further by placing software on your computer that notifies you of updates and patches. A prime example of this is the Dell Support program.Software also needs to be kept current. As flaws are identified, program manufacturers will release updates to correct the issues. Many programs will periodically check for updates and notify you when they are available. Other programs require you to select an update option from a menu or you will need to go to the manufacturer’s website to look for updates.</li>
<li><strong>Clean your computer.</strong> Sounds obvious, but this chore seldom is done. This doesn’t mean just wiping the monitor and keyboard down. You need to open the case and clean out the dust that accumulates thanks to the computer’s intake fans.The best way to do this is unplug everything and take the case outside (it is going to get messy). Open the case and vacuum out the bottom of the case (be careful to not touch any parts with the vacuum).Next, take a can of compressed air (available at any computer or office supply store) and blow out dust from the different components. DO NOT blow directly on any fans. It can be fun to watch the fan spin from this, but that is a quick way to damage the fan.
<p>When dust accumulates, it acts as an insulator, making your computer run hotter. The dust can also clog fans making them stop. An overheated computer can lock up or crash.</li>
<li><strong>Place your computer in a well ventilated place that is off of the floor.</strong> Heat, dust and static electricity are the enemy of your computer, you need to place your computer in a location that is as void of these elements as possible.Computer running in closed cabinets can quickly overheat. Floors collect dust and carpets generate static electricity. If your computer must be placed on the floor, use something to prop it up a couple of inches. Many computer stores carry inexpensive stands to serve this purpose.</li>
<li><strong>Use System Tools to give your computer a tune-up.</strong> Windows comes equipped with tools to boost system performance. Here are 3 that I use regularly and links to directions on using them.<a href="http://support.microsoft.com/kb/310312">Disk Cleanup</a>: Temporary files and other junk can accumulate on your system. This system flushes it all.<a href="http://support.microsoft.com/kb/314848">Disk Defrag</a>: When files are added to your computer, they aren’t placed in an orderly fashion. Windows will break up the data into chunks that fit the gaps on your hard drive. This makes it a chore for Windows to locate each piece when you want to use the files. Disk Defrag organizes your hard drive in a most logical, efficient fashion.
<p><a href="http://windows.about.com/od/troubleshooting/ss/scandisk.htm">ScanDisk</a>: This system tool scans your hard drive for problems caused by hard disk failure, improper shut-downs, viruses and other issues.</li>
<li><strong>Remove unused programs.</strong> Look into your computer’s Add/Remove Programs menu (located in the Control Panel). If you see programs that you don’t use and you have identified that they aren’t critical programs for aspects of your hardware or other software, remove them.Many computers ship with “bloatware”. This is software that companies pay to have put onto new computers. Many of these are trial or free versions of paid software. If you don’t plan on using those programs, get rid of them.You might find other programs that were vital to you in the past, but worthless now. One example I see a lot is software for an old Palm device that has since been retired, but the Palm Hotsync Manager is still active.</li>
</ol>
<p>This computer maintenance checklist is simple to complete and should be manageable for any real estate agent. There are going to be times when you need to call in a professional. I doubt you fix your own car (that is what a mechanic is for). My next article will cover options for onsite, offsite and remote computer repair.</p>

However there is a really cool add-in by Brett at VBA Express that will do the trick, and you don’t have to buy any new technology. Simply download the handy Excel Add-In titled “<a href="http://members.iinet.net.au/~brettdj/">The Duplicate Master</a>” for Excel 2000 and later. With this add-in you can filter out those duplicates by cells, entire rows or even multiple workbooks.</p>
<p>Use this Excel Add-In for your real estate business if you would like to:</p>
<ul>
<li>Highlight duplicate cells</li>
<li>Delete duplicate cells</li>
<li>Extract unique cells or rows</li>
<li>Extract and count the number of duplicate cells or rows</li>
<li>Run a row match on any number of columns</li>
</ul>

<li>Extract the <a href="http://members.iinet.net.au/~brettdj/DM.php">“The Duplicate Master” for Excel.</a></li>
<li>Open Excel and select Tools, Add-In and then select Browse. Now locate the add-in file we have saved top the computer.</li>
<li>Select The Duplicate master.xla and select OK.</li>
<li>Check The Duplicate Master.</li>
<li>Now look for the new options in the Tools menu. You’ll see The Duplicate Master.</li>

<p>What is the Windows Experience Index?</p>
<p>“My computer is a 5.5. Yours is a 4.8. My computer is way better than yours!”<br />
This just might be the future of technology bragging on the elementary school playground.</p>

The Windows Experience Index is a technology, native to Windows Vista machines, that assigns a numeric value to the performance of a computer. The higher the number, the faster that computer can perform common tasks.</p>
<p>Windows Vista runs 5 different tests to determine the performance of the processor, memory, graphics, gaming graphics and primary hard disk. At the conclusion of each test, a number (from 1 to 5.9) is assigned to that component.</p>
<p>The most important of those numbers is whichever is the lowest. That number becomes the Windows Experience Index Base Score. For example, my monster of a desktop ranks 5.9 for 4 components and 5.5 for the fifth. That makes the system’s base score a 5.5.</p>
<p>When you discuss a Windows Experience Index score, it is the base score that you concentrate on since it is the limiting factor for performance.</p>

<p><strong><a href="http://mytechopinion.com/wp-content/uploads/2008/01/vistalogo.jpg"><img class="alignright size-full wp-image-3244" title="Windows Vista for Real Estate Agents" src="http://mytechopinion.com/wp-content/uploads/2008/01/vistalogo.jpg" alt="" width="140" height="138" /></a>How can a real estate agent use the Windows Experience Index for making technology purchases?</strong></p>
<p>Besides bragging rights (notice how I shamelessly included my base score), what good is the Windows Experience Index to a real estate agent? <strong>The Windows Experience Index will simplify every real estate technology purchase you make.<br />
</strong><br />
<strong>New Computer Purchases:</strong></p>
<p>Purchasing a new computer is a confusing task. How do you know what processor to buy? Is the upgraded video card necessary or a waste of money? The list of questions that will flood your mind when you are buying a new computer is virtually endless.</p>
<p>The Windows Experience Index allows you to ignore clock speeds, dedicated memory and all of that technical mumbo-jumbo. Just look at the Windows Experience Index scores to tell you how that system performs.</p>
<p>Microsoft claims that a computer with a base score of 3 or higher will be able to handle any standard business applications. I see this as a bare minimum.</p>
<p>The real estate industry has become so multimedia driven that a base score of 4.5 or better is advised. The future of real estate technology lies in video presentations and audio files (podcasting). These technologies need a higher base score.</p>
<p>The good news: the price difference between a 4.5 and a 3.0 computer can be only a couple of hundred dollars.</p>
<p><strong>Upgrading a Computer:</strong></p>
<p>As I mentioned in my last article, I don’t recommend upgrading a computer to Windows Vista, it should be purchased with it already on the system. You may be in a situation, though, where you purchased a Windows Vista that just isn’t meeting your performance needs.</p>
<p>The Windows Experience Index identifies what components are holding your system back. I worked on a system with a base score of 2.1. Every other index score was at least a 4.1. By replacing the video card with a more powerful model, that awful 2.1 base score was increased to a 4.1.</p>
<p><strong>Purchasing Software:<br />
</strong><br />
Ever look at the minimum hardware requirements for a piece of software? Those requirements will usually list minimum processor speeds, video card processors, amounts of RAM, etc.</p>
<p>Software manufacturers are changing this practice by using the Windows Experience Index number instead. In the future, the software you buy will clearly state that any Vista machine with a base score of 4 will meet the minimum requirements.</p>
<p><strong>A little known tip for increasing your Windows Experience Index number</strong>.</p>
<p>According to Microsoft, once your computer is assigned a Windows Experience Index number, that number won’t change unless you upgrade your hardware components. I have seen to be not true.</p>
<p>When Windows Vista was first released, most hardware manufacturers had a difficult time writing Vista-compatible drivers for their products. The delivery of my own system was delayed by a month due to a delay in the release of a sound card driver. Even after I got the machine, my video card drivers were considered a “beta” version.</p>
<p>Over the course of the past year, hardware manufacturers have greatly improved the performance of their components on Vista through the release of updated drivers. This means that by updating the BIOS and drivers for your chipset, video card, sound card and other components on your system, you might see your computer’s base score increase (along with the performance of the machine). This is especially true of Vista machines bought in the first half of 2007.</p>
<p>To see if you can increase your Windows Experience Index base score, visit your computer manufacturer’s downloads page and install any updates that apply to your system. To assist you, here is a list of download page links for the most common computer manufacturers:</p>

<p>The second conversation was with a real estate agent who had been using Windows Vista on his <a href="http://www.shopping.hp.com/webapp/shopping/store_access.do?template_type=landing&amp;landing=notebooks&amp;jumpid=re_R602_prodexp/hpcom/psg/notebooks">HP Pavilion</a> laptop for the past several months. The agent asked me how difficult it would be to remove Vista and install Windows XP.</p>
<p>Why did both conversations concern me so much? It has to do with the idea of equipping new technology with an operating system that just celebrated its 7th birthday. In technology years (much like dogs years), that is ancient.</p>
<p><strong>Windows XP versus Vista</strong></p>
<p>While I am the first to admit that Windows Vista is not as amazing as it had originally been billed, it is a positive step forward in the evolution of operating systems.</p>
<p>Think back to 2001 for a minute. There was no such thing as spyware, worms or trojans. Few people had digital cameras and video cameras. A 10 gigabyte hard drive was a ton of storage space. Home networks with Wi-Fi and network-connected printers and hard drives were just starting to gain in popularity.</p>
<p>Windows XP was built for the technology needs of 2001. Simply put, Windows Vista can better handle the technologies and security threats of 2008. It is less prone to spyware infestation. Network and peripheral connections are simple to establish and maintain. Best of all, the hundreds of gigabytes of music, photos and videos that we have all collected are easy to manage.</p>
<p><strong>Vista Endorsed By The National Association of Realtors</strong></p>
<p>In light of the beating that Vista has taken over the past year, I must commend NAR for going against public opinion by endorsing the use of Windows Vista for real estate agents. With an “it’s here to stay, so make the best of it” sort of attitude, NAR embraced Vista at the recent Realtor convention in Las Vegas by offering the presentation, “<a href="http://www.realtor.org/educsess.nsf/PagesLUNew/07confseif1">What Can Windows Vista™ Do For Your Business</a>” (<a href="http://www.iplaybacknar.com/product/505/10">purchase the audio file of this course</a>).</p>
<p>John N. Frank takes a more cautious approach to recommending Windows Vista for real estate agents in his <a href="http://www.realtor.org/">Realtor Magazine</a> article <a href="http://www.realtor.org/rmomag.NSF/pages/technologyjan08?OpenDocument">Walk, Don’t Run, to Vista</a>. Although Frank has reservations about the operating system, his article makes a compelling argument for including Vista in your next computer purchase.</p>
<p><strong>Software Compatibility</strong></p>
<p>One of the biggest concerns with migrating to Vista has been software compatibility. While your old software may not work on Vista, all current programs are compatible. Even real estate specific programs, such as Zipforms (Winforms), have released Vista compatible versions or patches.</p>
<p>Before moving to Vista, take an inventory of the software and peripherals (printers, scanners, etc.) that you use. Go to the manufacturers’ sites for each program and device to determine if they offer a Vista compatible patch or if you must purchase a newer version or model. This means that you must budget for software and peripheral expenses.</p>
<p><strong>Vista Is For Your Next Computer, Not Your Current One</strong></p>
<p>I could not close this post without touching on the subject of upgrading to Vista. As you can tell by this point, I am a fan of Vista. I have had a wonderful experience with the operating system since its release.</p>
<p>While I wholeheartedly recommend Vista for your next computer purchase, I don’t endorse upgrading your current computer to it. If your computer was built for Windows XP, stick with it. You will be very disappointed with Vista if you run it on a machine that doesn’t have enough power run it smoothly.</p>

From tablet PC to ultra-portables to huge desktop replacements, each style of laptop fulfills a different need. This means that there is no perfect laptop for everyone. Look to the matrix below for things to consider when choosing which laptop form-factor to buy.</p>

<p><strong>Component Selection</strong><br />
Buying a laptop computer requires you to pull out your crystal ball and look into the future. Upgrading a laptop is difficult, costly and sometimes impossible. Buy more computer than you need today to allow your laptop to meet your needs for 3 or more years in the future.</p>
<p><strong>Processor</strong><br />
The <a href="http://www.intel.com/products/processor/core2duo/index.htm?iid=prod_laptopcore+body_core2duo">Intel Core 2 Duo processor</a> is the way to go. Intel’s mobile processors are faster and more energy efficient (think battery life) than the competing AMD chips.</p>
<p>If available, look for Core 2 Duo processors running on an 800Mhz front-side bus (FSB). These processors cost a bit more, but their inclusion of tomorrow’s technology will extend the usable lifespan of your laptop.</p>
<p><strong>Operating System</strong><br />
For real estate agents, Windows Home Premium will most likely meet your needs. This Home Premium includes all of the multimedia functionality that you will need in your daily marketing efforts.</p>
<p>If features like integrated backup, remote access and data encryption interest you, look to Vista Ultimate.</p>

<p><strong>Display</strong><br />
The size of the display is directly connected to the size of the machine, but there are several choices that you need to consider outside of size when choosing a laptop display.</p>
<p>Glossy or Matte Finish?<br />
The glossy finishes look impressive. Colors tend to be very rich and vibrant. There is a huge drawback to these displays, the glossy finish is very reflective making them difficult to use in well lit environments. Unless you tend to work in the dark, go for a matte finish.</p>
<p><a href="http://www.mytechopinion.com/2007/08/mobile-real-estate-technology.html">LED lit displays</a> are starting to hit the market. These displays are brighter, thinner, last longer and use less power. The only downside of this technology is the current premium price.</p>
<p><strong>Video Card</strong><br />
Windows Vista needs video power to run smoothly. When purchasing a laptop, buy the most powerful video card option offered, whether from <a href="http://www.nvidia.com/">nVidia</a> or <a href="http://www.amd.com/us-en/">ATI</a>. Integrated video cards just don’t cut it.</p>
<p><strong>Memory</strong><br />
Nothing will make you dislike the Vista operating system more than not having enough RAM to run it properly. 2GB of RAM seems to be the sweet spot for best performance.</p>
<p><strong>Hard Drive</strong><br />
Buy the most capacity that you can afford. The extra space is cheap and you will invariably need it at some point.</p>
<p>If speed is more important than storage capacity, consider a 7200 RPM hard drive.</p>
<p><strong>Optical Drive<br />
</strong>Blu-Ray and HD-DVD drives are still too expensive to recommend. Go for a DVD-RW drive and consider a <a href="http://www.lightscribe.com/">Lightscribe</a> model to add a bit of flare to your discs.</p>
<p><strong>Wireless Card</strong><br />
All laptops should have a wireless card to allow you to connect to the internet at home, the office and other hotspots wirelessly. While the new 802.11N standard has yet to be ratified, the latest draft is showing a lot of promise and they are backward compatible with the “B” and “G” standards. Buy a laptop with an 802.11N wireless card to enjoy faster, stronger wireless connections in the future.</p>
<p><strong>Mobile Broadband</strong><br />
While a wireless card will give you limited mobile connectivity, a cell phone based broadband connection will truly make you a mobile real estate agent. Many laptops offer multiple provider options for mobile broadband integration. This integration is very convenient, but it does tie you to a cell phone provider. Add-on cards, like the one recommended in our <a href="http://www.mytechopinion.com/2007/11/16-holiday-gifts-for-real-estate.html">real estate technology holiday gift buying guide</a>, will offer more flexibility to change providers at a later date.</p>
<p><strong>Bluetooth</strong><br />
Uses for a Bluetooth connection are increasing as more Bluetooth-enabled products hit the market. With an integrated Bluetooth card, you can use:</p>
<ul>
<li>your smartphone as a modem</li>
<li>wireless headphones to listen to music or movies</li>
<li>VOIP services (<a href="http://www.skype.com/">Skype</a>) with a wireless headset</li>
<li>a wireless Bluetooth keyboard and mouse</li>
</ul>
<p><strong>Battery</strong><br />
This is a no-brainer. Buy the high capacity battery. It may add weight to your laptop, but the added time away from a power outlet is worth it.</p>
<p><strong>Sound</strong><br />
I have never been concerned with sound card options in a laptop. For what a real estate agent uses a laptop computer for, the integrated option will meet your needs.</p>
<p><strong>Webcam</strong><br />
I have seen real estate agents send video emails originated from their webcams. Webcams are also handy for keeping in touch with distant friends and family.</p>
<p><strong>Docking Station<br />
</strong>I love my <a href="http://www.mytechopinion.com/spotlight/2007/01/use-docking-station-to-turn-your-laptop.html">docking station</a>. When I get to the office, I simply connect my laptop and I instantly have a full keyboard and mouse, a huge LCD monitor, Internet connection, printer connection and the battery charges. It makes my portable laptop into a desktop computer. This is perfect for real estate agents who use a laptop as a primary computer.</p>
<p>If you want a docking station, you need to make sure that the laptop you choose has a dedicated docking station connection. Otherwise, you are forced to use a USB-connecting model and those products are junk. Look at <a href="http://www.shopping.hp.com/webapp/shopping/store_access.do?template_type=landing&amp;landing=notebooks&amp;jumpid=re_R602_prodexp/hpcom/psg/notebooks">HP Pavilion</a> or <a href="http://www.dell.com/content/products/category.aspx/latit?c=us&amp;cs=04&amp;l=en&amp;s=bsd">Dell Latitude</a> laptops for quality docking station options.</p>

So how does a real estate agent efficiently show local homes, without the buyer traveling for each buyer’s tour? I’m not talking about emailing MLS printouts!</p>
<p><a href="http://www.siteseer3d.com/">SiteSeer3D</a> is an online application that integrates with your website and allows real estate agents to show buyers 3D views of local geographic areas and points of interest. OK, I know so far I’m just describing <a href="http://earth.google.com/">Google Earth</a> and <a href="http://maps.live.com/">Microsoft Live Maps</a> technology. But SiteSeer3D packs in tons of other useful features by interfacing with the local MLS. For example, imagine the buyer (or buyers agent) zooming into individual properties for sale and identifying a home’s proximity to schools, parks, and downtown locations. SiteSeer3D also displays parcel boundaries, much like <a href="http://www.cyberhomes.com/">Cyberhomes</a>, to help buyers understand the true size and shape of the lot. Buyers can click a “details” button on any home for sale to see listing photos, tours, physical characteristics, associated flyers, mortgage calculators, community links and resources etc.</p>
<p>If a real estate agent would like to give their buyer a guided tour, they can use SiteSeer3D’s remote tour guide features. This allows the potential buyer to watch his/her screen while the real estate agent takes the driver seat and explores the local homes for sale and community characteristics. This tool makes the initial preview insightful and helps eliminate showing mismatches; making the actual tour day much more productive while shorting the sale cycle.</p>
<p>After carefully reviewing the <a href="http://www.siteseer3d.com/home/demo.html">SiteSeer3D demo</a>, I found the technology rather intuitive; however one challenge you may face is that they are not integrated with every MLS. When they do integrate, data flows from the MLS via a FTP data push or <a href="http://blog.realtors.org/crt/2005/09/15/what-is-rets">RETS</a> feed. I was told by SiteSeer3D Excel import is also available although I have not personally tested the feature.</p>

<p>PDF files are the perfect format for many of your real estate document needs. Can’t email a Microsoft Publisher file because the file size is too large or the recipient doesn’t have Publisher, convert the file to the PDF format and the problem is solved. Need to email a Microsoft Word document to a client, but you don’t want any verbage to be changed, convert it to PDF and send it with confidence.</p>
<p>There are many ways that you can incorporate PDF files into your real estate business without shelling out hundreds of dollars for a full version of Adobe Acrobat.</p>

The very popular Paragon MLS system offers PDF conversion of listing reports with a simple click. This allows for MLS reports to be inserted into listing presentations in a cleaner manner.</li>
<li>Many free PDF distillers are available on the market. These programs create a pseudo-printer on your computer. Anything that can be printed can be converted to PDF by printing to that pseudo-printer. This is great for converting web pages into PDF. 			<content:encoded><![CDATA[<p><img class="alignright size-full wp-image-3337" title="What Should A Real Estate Agent Look For In A Desktop Computer?" src="http://mytechopinion.com/wp-content/uploads/2007/09/desktop_mto.jpg" alt="" width="225" height="167" />Purchasing a new desktop computer can be a confusing experience for a real estate agent with technology changing so often. You may be wondering what technologies are best. Or will the computer meet your current and future real estate needs?</p>
<p>So instead of recommending an actual desktop computer, I have outlined some minimum requirements and recommendations for a solid, sensible real estate agent desktop computer. This way, no matter which brand you prefer, you will be able to shop with confidence.</p>
<p>While I do not recommend any specific computer brands, I do recommend purchasing from a company that allows you to fully configure your system. <a href="http://www.dell.com/">Dell</a> and <a href="http://www.hp.com/">HP</a> are 2 prime examples. This will give you the most flexibility. When you walk into a store and buy a pre-configured system, you may be paying for more than you need or be forced to upgrade components at a later date.</p>
<p><strong>Operating System</strong><br />
Microsoft Windows Vista has been out for over 7 months now. At this point, it is ill-advised to recommend purchasing a new computer with the aging Windows XP operating system installed. You may need to download updates for your current programs or purchase the latest version, but that may be a blessing in disguise.</p>
<p>There are 4 editions of Vista that you will likely come across (<a href="http://www.microsoft.com/windows/products/windowsvista/editions/choose.mspx">Basic, Home Premium, Business and Ultimate</a>), but real estate agents should only consider <strong>Home Premium</strong> or <strong>Ultimate</strong>. Both of these editions include the multimedia functionality that has become essential real estate technology.</p>
<p>The Ultimate edition includes all Windows Vista functionality, including full system backup and remote access capability. The additional functionality can be well worth the extra $80-120.</p>
<p><strong>Processor</strong><br />
When it comes to the latest processor technology, <strong>Intel Core 2 Duo</strong> is the only way to go. These processors are far superior to anything that competitor AMD has to offer. Any Core 2 Duo chip will be more than adequate for the average real estate agent’s needs.</p>
<p><strong>RAM</strong><br />
Windows Vista is a memory hog! Because of this, don’t skimp on RAM or you will regret it very quickly. Spring for <strong>2GB of RAM</strong> to give Vista the elbow room it needs.<br />
<strong> </strong><br />
<strong>Hard Drive</strong><br />
Storage space is inexpensive, so <strong>go big</strong>. As multimedia technology (i.e. Videos, Photos and Podcasts) become more abundant in real estate, you will need this extra space.</p>
<p><strong>Video Card<br />
</strong>Just as Windows Vista eats up memory, it also uses a tremendous amount of video processing power. This means you should pay attention to the video card in a new computer more than ever before. Cheap, integrated graphics cards are not going to satisfy. For a computer to handle any real estate technology tasks that you can throw at it, make sure you purchase a discrete (dedicated) video card with <strong>256MB of memory or more</strong>. Video cards from either <a href="http://www.nvidia.com/page/home.html">NVIDIA</a> or <a href="http://www.amd.com/us-en/">ATI</a> are the best bet.</p>
<p><strong>Sound Card and Speakers</strong><br />
Sound cards and speakers are areas where you can skimp and save a few bucks. Unless you are really into music, go with a basic, integrated sound card and simple speakers.</p>
<p><strong>Optical Drive<br />
</strong>Every desktop computer should have a <strong>DVD-RW drive</strong>. These versatile drives play and record CD’s and DVD’s. While you might not think you will ever need to burn a DVD, think again. With over 4 GB of storage space per DVD, they are a wonderful media for file backups. Also, if you have yet to use video in a listing presentation or open house it is only a matter of time before you do. A DVD-RW drive will surely come in handy.</p>
<p>You may be tempted to upgrade to a Blu-Ray or HD DVD drive. I would advice against that as they are expensive and who knows which format will prevail (do you remember Beta?).</p>
<div>If you are looking for a bit of WOW factor, get a drive with <strong>LightScribe technology</strong>. Using special LightScribe discs, you can burn an image into the face of the disc. Although it is a monochrome image, they look better than many of the labels that I have seen.</p>
<p><strong>Monitor<br />
</strong>There are few things in your life that you will stare at as much as your computer monitor. Get as big and as high of quality as you can. Widescreens are the latest trend in monitors. Buy at least a 20” widescreen or spend a bit more for a 22”. Compare contrast ratios and response rates. The higher the contrast ratio and the lower the response rate, the easier it will be on your eyes.</p>
<p><strong>Keyboard and Mouse<br />
</strong>Would you benefit from a wireless keyboard and mouse set? Are you left or right handed (some mice are right hand specific)? Would additional function buttons make you more efficient (I need a back button on my mouse)?</p>
<p>No matter what you purchase, at least buy an optical or laser mouse (no more mice with the trackball inside).</p>

<p>Start by gathering a list of the real estate you have sold over your career. Get the list into Excel, keeping the street name, city, state and zip in separate columns. (If you have sold homes more than once, you can create two separate lists and color the icons a different color.)</p>
<p>Now to import the real estate sales, start by opening <strong>Microsoft Streets and Trips</strong>.</p>
<ol>
<li>On the menu bar, click <strong>Data</strong> and then <strong>Import Data Wizard</strong>.</li>
<li>Next you need to assign each column from the excel file to a part of the address.</li>
<li>Select from the <strong>Data Type</strong> pull down to choose.</li>
<li>Once you’re done, click <strong>Finish</strong>.</li>
</ol>
<p>If everything went according to plans you will now have the sold real estate all plotted on the screen in front of you. To finalize you may want to change the icons. Go back to the menu bar and select <strong>Data</strong> and then click <strong>Data Set Properties</strong>. In the middle of the new window you can change the <strong>Symbol</strong> or create a custom one. Now simply move the map to a region you would like to highlight and zoom in accordingly. You are now ready to print.</p>
<p><strong>TIP:</strong> Print the map out on glossy paper for maximum appeal.</p>

The Common Feeds List is used by programs such as Office Outlook 2007 and Internet Explorer 7 as a common location for RSS Feeds information. So, when you add an RSS Feed to any program that uses the Common Feeds List, that RSS Feed is available in all programs automatically. If an RSS Feed is deleted from the Common Feeds List, it will also be removed from Office Outlook 2007. You can change your current settings within the Advanced Options dialog box to begin this synchronization within Explorer and Outlook (see directions below). If you have not started a RSS Feed subscription list you will be prompted to synchronize by a dialog box with the first RSS Feed you choose to add.

Microsoft Word 2007 may have the technology to help save you time and effort. I’m talking about the new Building Blocks feature, similar to what was known as “Auto-text” in previous versions. In Word and Outlook 2007 a user can save snippets of content, lists, graphics and more using the quick parts tool and then apply those snippets to a document with a click of the mouse—retaining all preset formatting.</p>
<p>For example, say that in your Comparative Market Analysis (CMA) you consistently add many of the same components to your presentation such as your resume, company overview, pricing charts, marketing checklist and disclaimers. Rather that saving all of these items to one file, you can use building blocks to add each specific item to your presentation with the click of a mouse. Easily letting you pick and choose what to include and omit in your next presentation.</p>

<div>Of course building blocks are not specific to a CMA, they can be utilized for any content or graphical item—enabling you to quickly utilize content and graphics over and over. For example, items such as your signature with hyperlinks, introduction letter, staging checklist, listing syndication channels, coversheet, etc.</p>
<p>Do I have your interest peaked? Here are the steps to start taking advantage of this hot technology in Microsoft Word 2007.</p>

<li>Open or type the content you would like to reuse, and <strong>highlight it</strong>.</li>
<li>Select the Insert tab, and then locate the <strong>Text</strong> grouping.</li>
<li>Select the arrow on the <strong>Quick Parts</strong> button.</li>
<li>Select <strong>Save Selection to Quick Part Gallery</strong>.</li>
<li>The Create New Building Block window appears.
<ol type="a">
<li>Name: Name your quick part.</li>
<li>Gallery: Choose the Gallery to store the item.</li>
<li>Category: Choose your category. I recommend creating a category for real estate.</li>
<li>Description: Type a description for the building block.</li>
<li>Save In: I recommend keeping the default Word location.</li>
<li>Options: Choose to insert only the text, text as new paragraph or text on its own page.</li>

Even prospecting features like newly listed homes by email, buyer/seller tips, ask the expert, etc. Think of email stationery as a simplistic form of <a href="http://en.wikipedia.org/wiki/Viral_marketing">viral marketing</a>!</p>
<p>The email stationery technology became largely popular because of Microsoft Outlook support. However the challenge has always been that if you send emails from a blackberry, cell phone or other text email client you will not be able to take advantage of email stationery because of its HTML requirements. That is until now! inboxFX has created a very interesting web-based technology to tackle this very issue.</p>
<p><a href="http://www.inboxfx.com/">inboxFX</a>, a Canadian company, has designed their technology to wrap their custom email stationery around your plain text email message after it’s been sent, but before it arrives in the recipients inbox. The inboxFX solution works in two ways. First you can choose to use the inboxFX SMTP mail server as your outgoing email server and it will automatically wrap your stationery immediately after you click the send button. However if you use Microsoft exchange technology, or would like to selectively choose who can see the email stationery, you may want to use their second option.</p>
<p>For this simplistic approach you can send to any email address and simply add “.inboxfx.com” to the end of the recipients email address. For example if I wanted to send my stationery to john@acme.com, I would send the email to john@acme.com.inboxfx.com and the template email stationery would be added before delivery. This solution will work with any email system…even from your MLS.</p>

			<content:encoded><![CDATA[<p><img style="FLOAT: right; MARGIN: 0px 0px 10px 10px; CURSOR: hand" alt="" src="http://mytechopinion.com/wp-content/uploads/2007/06/Office2007-797709.jpg" border="0" />It is almost unfortunate that Microsoft released <a href="http://office.microsoft.com/">Office 2007</a> on the same day of the release of <a href="http://www.microsoft.com/windows/products/windowsvista/default.mspx">Windows Vista</a>. In the technology shadow of the massive juggernaut, Office received little attention. While I am impressed by Vista, it is the advancements that Microsoft has made in the latest version of Office that really blows me away. These changes are significant enough for me to whole-heartedly recommend Office 2007 to real estate agents, no matter what version of Microsoft Office they are currently using.</p>
<p>The most obvious change (and the one most talked about) is the addition of the new user interface called the “<a href="http://en.wikipedia.org/wiki/Ribbon_(computing)">Ribbon</a>”. While I think that the idea of changing the menu options based on your current activity is brilliant, I would like to look beyond the obvious to the smaller features and tweaks. Those little things that you wished Office always had and now does.</p>
<p>While I couldn’t possibly cover all of these new features, I have put together a list of 10 features that has made my life easier and more productive.</p>
<p>
<ol>
<li><strong>Save as PDF</strong> – The PDF file format is gaining more and more importance in the real estate industry and now you can save your Office files directly as a PDF, no additional software required.</li>
<p>
<li><strong>Email Merge in Publisher</strong> – Email marketing is becoming a standard marketing channel in the real estate industry. Publisher 2007 has now made it easier to send full cover email campaigns to your past client base by adding email merge capability. You can now personalize each email and send it without relying on the BCC field.</li>
<p>
<li><strong>Indexed Searches in Outlook</strong> – Outlook has always had a Find feature, but it has been painfully slow. Searches in Outlook 2007 are virtually instantaneous. Your search keywords are even highlighted in the search results. I would have upgraded just for this feature!</li>
<p>
<li><strong>Easier Pivot Tables</strong> – I am a statistics junky. I love to analyze market activity to find trends. I use pivot tables in Excel to create dynamic tables and charts. The new Excel finally makes creating pivot tables an intuitive process. The pivot charts that it creates look so good that you will want to include them in all of your listing presentations and marketing materials.</li>
<p>
<li><strong>Context Checking</strong> – There? Their? They’re? I often forget which one to use. The new context checking ability in Word will put a blue underline on any word that it feels is misused. I love technology that makes me look smarter.</li>
<p>
<li><strong>Post to Your Blog From Word</strong> – You know that blogging is here to stay when Microsoft incorporates it into Word. You can now publish a post directly from Word to your blog. Why would you want to do this? Think, active spelling, grammar and context checking.</li>
<li><strong>Smart Art in Powerpoint</strong> – This is so cool that you have to try it. Take a list of bullet points in Powerpoint and turn them into a chart with a click. Use this and your listing presentation will jump to the next level of professionalism.</li>
<p>
<li><strong>Text Formatting Menu</strong> – Right-click on any text and find a formatting menu pop up. No longer do you need to venture off to the top menu to change the font or size of text. This menu as to be using my wrist fatigue.</li>
<p>
<li><strong>Conditional Formatting in Excel</strong> – In college, a professor showed us how to use convoluted formulas to change the background colors of cells in Excel based on the cell’s value. With Excel 2007, you just need to highlight the cell(s), click Conditional Formatting and make a selection. Try this to color code a spreadsheet of listings. Color code listings that sold below asking price in one color and those above as another color. Once you do this, you will see market trends without even putting your glasses on.</li>
<p>
<li><strong>Graphs that Impress</strong> – All I can say is “WOW”! Recreate a graph that you made in a previous version of Office in Office 2007 and get blown away. You will look like a professional graphic artist to your clients. </li>
</ol>
