If you’re a blogger, you’ll probably agree that receiving comments can be a wonderful thing. Personally, I enjoy the engagement, the dialog, the understanding of how people are interpreting my content. The problem is that comments themselves have evolved. They don’t just take place on the blog; they take place on social media sites across the net. The challenge has become how to accurately represent that widespread conversation at the post level?</p>
<h3 style="font-weight: bold;">Introducing Social WordPress Plug-In</h3>
<p><a title="Social WordPress Plug-In" href="http://wordpress.org/extend/plugins/social/" target="_blank">Social is a new WordPress Plugin</a> that’s bringing comments back! Social is designed to aggregate the conversation happening on your blog posts with the conversation happening in networks like Twitter and Facebook. Not only that, but it brings new meaning to the <a href="http://www.mytechopinion.com/2011/01/death-of-a-salesman-marketing-without-an-online-hub.html">hub and spoke approach</a> to social media marketing. Let’s take a look at how social works.</p>
<h3 style="font-weight: bold;">A little background to the Social Plug-In setup</h3>
<p>Social is compatible with both single author and multi-author blogs. At the time of setup each author will visit their profile and link up their Facebook and Twitter accounts. Then similarly, visit the Settings area of Social and add your Facebook and Twitter account there too. You’ll also be asked for a Twitter Consumer key, which is really simple to setup. For that, <a href="https://dev.twitter.com/apps/new">go here</a> and login with your Twitter account and complete the application details and agree to the terms. Twitter then will return OAuth settings; in those settings you’ll now have the consumer key.</p>
<p>While in settings, you can also build a standard message to be shared to Twitter and Facebook using the following tokens:</p>
<ul style="margin-left: 25px;">
<li>{url}: Includes your post permalink</li>
<li>{title}: Includes the post title</li>
<li>{content}: Includes the post content</li>
<li>{date}: Includes the post date</li>
<li>{author}: Includes the post author name</li>
</ul>
<h3 style="font-weight: bold;">Now that Social is setup, how does it work?</h3>
<p>At the time of post creation you can set the “social broadcasting” rules—allowing you to turn on or off the automatic Facebook post or Tweet.</p>
<p>Once your newly created content has been published, Social will aggregate new comments via Twitter or Facebook automatically using built in cron job. You’ll see the newly found content is nicely integrated with your WordPress comments. See all comments in aggregate, or use the tabs to filter out comments, Tweets, Facebook mentions, and even pingbacks. If the published post has not received replies via Twitter and Facebook the continued aggregation for that post will stop.</p>

<p>I’ve seen many different comment plug-ins come on the scene over the years. Some completely take over the native comments feature in WordPress and you loose control as a result. Social is different, you stay in control of your comments and get the added benefit of integrating the conversation of your content from other networks. I appreciate the clean layout and ability to filter out the channel that’s most interesting to you. Also really like the Twitter hover cards that appear as you hover over a users Twitter handle.</p>
<p>I’m also happy to report that the plugin creators have stated they are actively developing the ability for Facebook pages to connect via the plugin not just Facebook profiles. I’m also eager to hear when they’ll integrate Google+ into the mix.</p>

If you&#8217;re looking for the article that gives you a list of all the Facebook apps that auto-post listings to your business page or wall&#8230;this still isn&#8217;t it. But if you want to know how to share your listings in a socially engaging manner on Facebook or even Twitter&#8230;then you indeed came to just the right place!</p>
<p>Nearly every time I teach a Facebook class to real estate professionals there is usually one agent who asks (right from the beginning), &#8220;How do I post my listings to my wall or tab?&#8221; And my reply is most often not the answer, but a question, &#8220;If you&#8217;re a consumer do you start your search for a home inside Facebook?&#8221; (Usual reply: &#8220;uh no&#8221;) Yep&#8230;that&#8217;s what I thought.</p>
<p><span id="more-2558"></span> So then, why do we continue to see the Facebook Newsfeed and Walls of real estate professionals cluttered with sales pitches for their current listings? And don&#8217;t tell me it&#8217;s just the Facebook newbies? There are plenty of seasoned super tech-agents still posting &#8220;Beautiful 3 bedroom, 3 bath home in a quiet neighborhood, XYZ&#8230;call me today for more details or visit 123listing.com&#8221; on their personal profiles. Yes, on their Facebook profiles.</p>
<p>First, let&#8217;s remind our &#8220;salesfriends&#8221; of the basics. If you&#8217;re not already familiar with Facebook&#8217;s Terms of Service then you should know that it&#8217;s against their policy to use your Facebook Profile for commercial gain. If you want to post your listings, then do it from a Facebook Business Page. Which brings me to my next point. If you only post listings on your Facebook Page, do you <a href="http://www.mytechopinion.com/2009/11/do-you-really-think-im-visiting-your-facebook-profile-to-look-for-homes-really.html">REALLY</a> think that&#8217;s going to be enough to keep folks interested or engaged (or &#8220;liking&#8221; your page)? Moreover, do you <a href="http://www.mytechopinion.com/2009/11/do-you-really-think-im-visiting-your-facebook-profile-to-look-for-homes-really.html">REALLY</a> think the consumer is going to say to herself, &#8220;Today is the day, I&#8217;m ready to look for my dream home so of course I better start at Jenny Smith&#8217;s Pleasantville Real Estate page on Facebook!&#8221;</p>
<p>I know there&#8217;s a chance that someone in your network who&#8217;s looking to buy may be online at the moment you post that listing to your Facebook Page Wall, and may even see it in the Newsfeed. And it could be a match made in heaven (or Facebook)&#8230;it&#8217;s possible. But if that&#8217;s your strategy&#8230;go ahead, throw that dart and see where it lands.</p>
<p>Now let&#8217;s examine what happens when you only post listings on Twitter:</p>

<p>Yep, that sure gives me a reason to respond, follow you and converse.  When real twitter users encounter real estate listings like the example above, one word comes to mind&#8230;starts with an &#8220;s&#8221;&#8230;spammer! So you may as well sew a big &#8220;s&#8221; on your sweater because you&#8217;ll be permanently marked that way until you change your ways.</p>
<p><strong>Enough is Enough</strong></p>
<p>It&#8217;s time to raise the bar and use the tools the way they&#8217;re meant to be utilized.  So if you&#8217;re investing your time and effort in Facebook, Twitter and other online communication channels, remember to obey the &#8220;nature of the network&#8221;.  I&#8217;m not saying you can&#8217;t or shouldn&#8217;t post your listings altogether.  In fact, go for it. But don&#8217;t expect real &#8220;engagement&#8221; to take place unless you put in some real &#8220;effort&#8221; to make what you share actually &#8220;of interest&#8221;. So here are a few strategies you may want to try:</p>
<p><strong>(1) Facebook &#8211; Listing Feature Post:</strong> Share your listing on your Facebook Page but instead of just regurgitating listing details (like 3 BED, 3 BATH, PRICED REDUCED), why not focus on what makes this home special. Highlight a feature of the home (unique yard, new kitchen, awesome view) or better yet the surrounding neighborhood or community. Give us a peek into the lifestyle&#8230;give us a reason to want to learn more, a reason to actually comment.</p>
<p>When you broadcast listing details the only engagement you&#8217;ll most likely yield are a couple of &#8220;likes&#8221;&#8230;and that&#8217;s usually someone who likes you, not your &#8220;NEW LISTING&#8221;. Those &#8220;likes&#8221; are not going to give you enough &#8220;FB Edge&#8221; to rank well in the Newsfeed&#8230;which means you&#8217;re counting on your targets visiting your Facebook Page on a regular basis to see if you&#8217;ve posted their dream home (that they may or may not be planning to buy right now).  So instead think about creating conversation around an interesting element of your listing with text, a photo, or video&#8230;and then link to a landing page where people can choose to get more details. <p><strong>(2) Facebook &#8211; Social Listing Post:</strong> Rather than posting listing features, post HOW you&#8217;re getting down to business on any given day. Working with clients, prepping for a showing, waiting at an inspection, or better yet&#8230;.share the interesting work related occurrences that pop up in your day! Ever considered taking a photo and posting it to the wall or sending it via message to that client. Well, that&#8217;s exactly what <a href="http://www.facebook.com/pages/Schoolhouse-Realty/113681851978433">Shannon King</a> and <a href="http://www.facebook.com/LoCoMusings">Heather Elias</a> do for their clients. Not only is this proactive strategy helpful to the potential buyer&#8230;.but think about all the other people that will notice your initiative! Clearly these ladies have the expertise to match their clients with the home and lifestyle they are looking for! That&#8217;s talent&#8230;that&#8217;s a local market expert! I&#8217;ve seen many agents migrate from personally branded pages to geographic or niche focused pages&#8230;which is great! But don&#8217;t forget to highlight who&#8217;s delivering this helpful content&#8230;YOU! So consider adding a <a href="http://www.facebook.com/PDXNorthwest?v=app_4949752878">custom tab</a> that showcases your expertise and any tools you may want to offer. Your tab can also welcome locals to your page and provide important calls to action: like my page, sign up for my newsletter, search for homes (on your site), etc. This way you can still provide all the relevant local content that keeps targets coming back for more, but also have a place where your LIKERS know to go for YOUR real estate expertise.</p>
<p><strong>MyTechOpinion</strong></p>
<p><strong> </strong> At the end of the day, you need a plan of action for gaining listing exposure online. Which most likely starts by (1) optimizing your MLS listing details, (2) creating a landing page to feature the listing on your own online hub (Website/blog), and (3) syndicating your listing to places where consumers actually go to look for real estate (Trulia, Zillow, Realtor.com). When it comes to Facebook, Twitter and the like&#8230;.you need to remember why you are there (i.e. cultivate relationships). And don&#8217;t forget the nature of the SOCIAL network you&#8217;re using!<strong> </strong></p>

But how do you find the best apps to streamline business productivity and online sharing? When it comes to Twitter, there’s a site for that? Oneforty, and it’s “<a href="http://oneforty.com/">oneforty</a>”…all lower case letters for those of you that would like to bring a smile to @pistachio’s face.</p>
<p>Anyway, oneforty is like your Target for Twitter tools. Sure I can go to Walmart…but the shelves are overstocked with so many items I get frustrated by the experience and make a b-line for the door while hoping nothing jumps out at me. Target, on the other hand, also offers a great variety of items, but the shopping experience is one that draws me in. It’s organized aisles invite me to stay awhile, assuring me I’ll find what I need….oh, and there’s a Starbucks.</p>
<p>Now oneforty may not have a Starbucks, but it does happen to be a comprehensive site for finding, rating, collecting, and sharing Twitter apps. And by Twitter apps, I’m also referring to any application which posts to, shares content with, and/or is relative to Twitter in any way. The site was founded by Laura Fitton “<a href="http://twitter.com/pistachio">@pistachio</a>”, author of <em>Twitter for Dummies,</em> is<em> </em>backed by a rockin’ development team, and advised by social media heavyweights <a href="http://twitter.com/briansolis">@briansolis</a> and <a href="http://twitter.com/guykawasaki">@guykawasaki</a>.<span id="more-2387"></span></p>
<p>Just recently oneforty launched a new feature called “toolkits”. Basically any member of the site can create a set of applications relevant to a particular topic or strategy. <p>A new service called NutshellMail aims to be the Mr. Clean of your email inbox! With it, you can add all your social accounts, even other Webmail providers such as Yahoo, Gmail, and Hotmail. And instead of getting hit with a barrage of notifications you get one sleek email that gives you a daily rundown of social happenings from all your accounts!</p>
<p>I’ve been using NutshellMail for a couple of weeks now, and I find it to be a very useful way to consolidate all my email notifications. Which honestly reduces the distractions, stress, and organizational efforts I once dealt with.</p>

<p>Well, according to one of the founders, Mark Schmulen, it’s so easy to use…his grandma signed herself up and customized her account in 3 minutes! In fact, there is really no limit to the number of accounts you can add.</p>
<p>When it comes to adding your Facebook account, you have several options to customize. You can set it up to receive general notifications for new friends, birthdays and events. But you can also add Fan Pages you wish to monitor more closely. You even focus on particular friends by creating a list of targets or influencers inside Facebook, and then add that list within the Nutshell Facebook account settings.</p>

So basically, I have all the functionality of Twitter.com from my ONE daily NutshellMail!</p>

In addition, they are providing agents and consumers with a rich set of features to make the most of their mobile experience.</p>
<p>Agents that already utilize Realtor.com to post their listings will be able to sync with their account via the app. Branding and contact information is carried over so that interested buyers can easily reach out to the agent, or even add the agent to their iPhone address book. In fact, an interested buyer can contact the listing agent in a number of ways with a single tap: ask a question, call agent directly, visit agent Website.<span id="more-2265"></span></p>
<p>Consumers can easily search for homes and upcoming open houses, explore neighborhoods using the map view, and utilize the advanced search criteria. And when I say “easily”, I’m particularly referring to the GPS feature which allows users to drive around a neighborhood they like and view all the current listings in the area (which are also updated every 15 minutes).  BTW- You could also search using the MLS number.</p>
<p>Once you’ve selected a home you like, the listing detail page offers up a good amount of info, as well as up to 25 photos of the home (which can also be viewed in landscape mode). The home buying process itself can become a more organized and efficient process with this app by saving favorites and using the Notes and Ratings features.</p>
<p>Now when it comes to sharing listing information, buyers using the app can simply email their favorites to friends or agents,  or….share to Facebook or Twitter! I appreciate the fact that I can add a personal message along with the listing I share, making the sharing experience more personalized.</p>
<p>It’s important to note that although this app was created specifically for iPhone users, Realtor.com will be exploring options for other mobile sharing devices this year.</p>

<p>Okay, if you know me well…you know I already favor HootSuite as the ultimate real-time drip tweet tool. So  you may be surprised that I’ve chosen to write about Tweetie 2, and not the new <a href="http://hootsuite.com/iphone">HootSuite iPhone app</a> that debuted last week. I’ve had some time to play around with the new HootSuite app and I do like it, and will probably use it occasionally. I also recognize that scheduling tweets and viewing trackable link stats is very helpful.</p>
<p>However, practicality comes into play when dealing with mobile apps vs. desktop apps.  I’m really not sure that I scheduling tweets via<span id="more-2102"></span> mobile phone is practical when doing it from your desktop is so much easier (yet already takes time to set up and plan).  Also, scheduling tweets should be focused more on resourceful shares (like great articles and media), which again seems a bit more work via mobile. When it comes to sharing resources on the go, I like <a href="http://www.mytechopinion.com/2009/12/12-days-of-iphone-apps-day-1-regator-premium.html">Regator Premium</a>.</p>
<p>All that being said, I still felt HootSuite was worth the $2 just to have the option to schedule tweets if I were stranded somewhere without my laptop and had 4 hours to kill (like at the San Diego airport, thanks a lot Virgin America). But I also love the fact that the app brings over my settings and scheduling from my desktop account, so I can easily view what’s in cue, what’s been sent, and check stats for shared links. Stats rock! Measure what you share and you will know if what you share is even worth the time and effort!</p>
<p><strong>About Tweetie 2:</strong></p>
<p>Okay, on to <a href="http://www.atebits.com/tweetie-iphone/">Tweetie 2</a>! I was already a fan of the original Tweetie app (which is free), but Tweetie 2 brings it home for those looking for a comprehensive Twitter app for iPhone! Let’s start with the interface….ah, it rocks! Simple to manage with obvious feature placement. Other bling I should mention: saved searches, twitter lists, message indicators, live-filtering search, draft manager, landscape mode, rockin’ refresh, translate tweets, short URL preview, threaded direct message view, offline mode, link to address book, nearby tweet search, Safari Bookmarklet, text expander, etc. The list of features is extensive and completely worth $3 for a Twitter app!</p>
<p><strong> </strong></p>
<p><strong>Why we like Tweetie 2:</strong></p>
<p>Honestly, what’s not to like with this app! The user interface is simply “AWESOME” and highly intuitive. You don’t have to go searching for obvious features, they are actually where you’d expect them to be. Building Twitter karma is easy with Tweetie 2 because the retweet feature is painless, but also offers “requote” so you can add or modify your retweets. You can also manage multiple accounts with Tweetie 2, for those of you tweetin’ double time! And just when you didn’t think this app could get any better it gives you the option to tweet both photos and video. Yes, video…I know! Happy dance!!! Okay sit back down now! When it comes to sharing your video tweets you can even select your preferred image/video host (i.e. yFrog, TwitVid, MobyPicture, Posterous, Vidly)! Woohoo, I love you Tweetie 2!</p>

If you’re still waiting, be patient (or whine about it in the public stream like I did). The feature was made available to me last week and unfortunately I was so busy I had to wait until the weekend to play with it. But now that I have, I’m excited to share my experience and suggestions with you.</p>
<p><strong>What are Twitter Lists? </strong></p>
<p>Twitter Lists are nothing more than groupings of your tweeps based on categories you choose. For example: I have 3 lists thus far, (1) RE Rockstars, (2) Tech Influencers, and (3) Keepin’ It Real. Tweeps can exist in multiple lists, but at this point it looks like you are limited to creating 20 lists.<span id="more-1911"></span></p>
<p><strong>How to create your Twitter Lists:</strong></p>
<p>(1)   When the feature is available to you, you will know! A happy blue bird will invite you to “create a new list” right on your home page.</p>
<p>(2)   To get started, select the “create a new list” button at the top of your profile. Or check out the right sidebar under Lists, and choose “New List”</p>
<p>(3)   You’ll be prompted to name your list and decide whether you want to make it public or private.</p>
<p>(4)   Once your list has been named, you can then add your chosen tweeps to any of your lists from the drop down on their profile.</p>

<p><strong>How to manage your Twitter Lists:</strong></p>
<p>(1)   If you like to be organized, consider making a list of possible lists prior to going hog wild.</p>
<p>(2)   Identify what is most helpful or relevant to your network. When it comes to real estate, you should “think local”. Lists of local businesses you recommend and/or local tweeps are a great way to connect your community.</p>
<p>(3)   Identify your hobbies and interests (i.e. travel, photography, dance, etc.) and consider making a list or 2 of those.</p>
<p>(4)   Identify topics and tweeps that help you be better at what you do or feed you with relevant content. You may want to create both public and/ privates lists for these categories.</p>
<p>(5)   You should know that once you have created a list, you can re-name.</p>
<p>(6)   Create 3 lists to start so that’s it’s easy to add tweeps in real-time and as you think of them!</p>
<p><strong>Why Twitter Lists ROCK!</strong></p>
<p>(1)   You can better focus on conversation with your target network/locals, similar to the way lists are used in the Facebook Live Feed. <strong></strong></p>
<p>(2)   Stay tuned in to those who influence your business practices or the real estate industry. Get to the good ideas and relevant content faster. <strong></strong></p>
<p>(3)   Connect with your friends and family by filtering them out for easy access!<strong></strong></p>
<p>(4)   If you make good lists, tweeps will share them and look to you as a resource.<strong></strong></p>
<p><strong>Finding Twitter Lists that ROCK:</strong></p>
<p>(1)   Visit your favorite tweeps and scan their lists.</p>
<p>(2)   Go to <a href="http://listorious.com/tags/twitter">Listorious</a>, a directory of lists by category where you can scan the most popular Twitter Lists.</p>
<p>(3)   Go to <a href="http://lists.tweetmeme.com/">TweetMeme</a> which aggregates the most tweeted Twitter lists.</p>
<p>(4)   <a href="http://www.tlists.com/">Tlists</a> lets you launch, curate and distribute twitter lists. &lt;Coming Soon!&gt;</p>
<p><strong>Promoting your Twitter Lists:</strong></p>
<p>(1)   Write a blog post containing links to your lists.</p>
<p>(2)   Create a badge on your blog that links to a favorite list.</p>
<p>(3)   Create a page on your blog dedicated to your lists.</p>
<p>(4)   Promote a list on your offline marketing.</p>
<p><strong>Twitter Lists &#8211; Best Practices:</strong></p>
<p>(1)   Don’t ask people to add you to their list. Unless they’re holding open additions! <a href="http://twitter.com/scobleizer">@Scobleizer</a> did, but I didn’t beg him to be on a list…rather I asked him to be the judge! And I’m quite honored he found a place for me on his <a href="http://twitter.com/Scobleizer/tech-pundits">Tech Pundits</a> List!</p>
<p>(2)   Don’t create lists that are inappropriate or mean spirited…you won’t make many friends that way!</p>
<p>(3)   Try not to take it personally if someone doesn’t add you to their list.</p>
<p>(4)   Stay focused on building relationships through conversation and offering helpful resources. The better reputation you create, the more influence you will have amongst your peers…and yes, the more lists you will find yourself on.</p>
<p>(5)   Thank those tweeps that add you to their lists. You can view the lists you’ve been added to easily, just look next to your follower count. Select “listed” and reply with a simple DM or perhaps public “thank you”…depending on your level of excitement!</p>

<p>This feature is still in BETA and it will be interesting to see what happens once everyone has it. I have a feeling that being “listed” is going to be of great importance to some…but remember it’s not always about the numbers, it’s the quality of the list created and who’s doing the creating that really matter!</p>

Well, usually they provide an opportunity for Twitter enthusiasts to get together offline and talk about their love of Twitter, their local flavor, and other interests.</p>
<p>Tweetups also give small business owners a chance to reach out to consumers (in a non-spammy way) and gain more exposure. Some local businesses will even take it a step further by sponsoring or hosting a tweetup. For real estate professionals who understand the current marketing and communication shift taking place, tweetups offer a unique way to engage with likeminded locals and grow your network. But there are many more reasons to tweetup, here are my top 10:<span id="more-1835"></span></p>
<p><strong>10 Reasons to Tweetup</strong></p>
<p><strong>(1)</strong> It&#8217;s fun!<strong></strong></p>
<p><strong>(2)</strong> Gets you off the computer and facilitates meeting your online friends in person! Face to face!</p>
<p><strong>(3)</strong> Connect with other likeminded tech folks and make new friends with similar interests.</p>
<p><strong>(4)</strong> Connect with local business leaders which can lead to more referrals or cooperative business endeavors.</p>
<p><strong>(5)</strong> Learn more about your local community &#8211; local needs, new businesses, upcoming events, etc.</p>
<p><strong>(6)</strong> Support a local charity or fundraiser. Rally supporters, organize donations, or host an event.</p>
<p><strong>(7)</strong> Promote your business authentically via networking. Your business will undoubtedly gain more exposure from word of mouth and via the media (photos, videos, etc) being shared from tweetups.</p>
<p><strong>(8)</strong> Share your love of Twitter with others who know EXACTLY what you are talking about &#8211; favorite apps, cool tools, new tweeps, etc.</p>
<p><strong>(9)</strong> Swap twitter business strategies, as well as other social media tools and tips. Share what has worked for your business, talk best practices, and ask questions.</p>
<p><strong>(10)</strong> Reconnect after the tweetup on Twitter, support local endeavors, pay it forward with RTs, and foster your new friendships.</p>
<p>If you haven&#8217;t been to one, or wish to start a regular tweetup group in your local area, check out these 10 tips for success!</p>
<p><strong>10 Tips for Continued Tweetup Success: </strong></p>
<p><strong>(1)</strong> Create a Facebook Page for an online hub, inviting others, and fostering community.  Invite several admins to participate by sharing helpful links, creating future events, and regular communication.</p>
<p><strong>(2)</strong> Identify media makers! There will always be that one guy or gal who loves taking pictures and/or video. Dub him or her as your media mascot and invite anyone who enjoys sharing media to take a lot of photos and video at the tweetups. And be sure to post to Flickr and Facebook, tag tweetup members and promote commenting!</p>
<p><strong>(3)</strong> Center the evening around an optional activity or fun contest! This will help kickstart conversation. Draw upon your local attractions, restaurants, activities. (ex: bocce ball, star gazing, wine tasting)</p>
<p><strong>(4)</strong> Name tags!  Okay, it may seem dorky, but how else will you remember the names (and usernames) of your new Tweeps! Check out these super cute &#8220;<a href="http://tweetsticker.com/">Tweetstickers</a>&#8220;! An alternative option would be to create a fun sign-in sheet or board.  The usernames can be made into a list and then shared via Facebook, email or your own tweetup blog.</p>
<p><strong>(5)</strong> Invite speakers or &#8220;sharers&#8221; meaning someone shares a helpful twitter tool, social media strategy, OR provides a fun demonstration. Could even be a local restaurant sharing a favorite recipe, a nurse sharing flu-shot clinic hours, or real estate pro giving some helpful advice or tips. But remember to keep it short &amp; tweet! Tweeps are there to connect and converse, not to sit and watch a speaker all night.</p>
<p><strong>(6)</strong> Create an official local tweetup blog (invite several tweeps to contribute), OR  lifestream local member tweets.</p>
<p><strong>(7)</strong> Create an event page, either as a Facebook Event, <a href="http://www.twtvite.com/">Twtvite</a>, or a page off your tweetup blog. Be sure to share with your local network, invite newbies, and connect with new tweeps ahead of time!</p>
<p><strong>(8)</strong> Get a local business(es) to host the tweetups. A local restaurant owner who uses Twitter or has the benefits explained to him/her will usually offer up their location for regular use (especially if your tweetups take place during the week). Our local <a href="http://www.facebook.com/tweetup">Tri-Valley Tweetup Club</a> has invited several businesses to take part to help provide exposure to a variety of locals in our community. I happen to live in an area with over 40 local wineries who are happy to participate. For example, our October 8th Tri-Valley Tweetup is being hosted by <a href="http://www.wentevineyards.com/">Wente Vineyards</a>. In fact, they are so excited to host us that they are pouring our first glass of wine for free and setting up a star-gazing center for attendees!</p>
<p><strong>(9)</strong> Involve local businesses as sponsors (prizes for contests, host activities, freebies). Again we reached out to our community and our friends at <a href="http://www.diablomag.com/">Diablo Magazine</a> bring free mags to our tweetups, our <a href="http://www.trivalleycvb.com/">Tri-Valley Visitors Bureau</a> brings local treats and wines for prizes when we have contests/activities, and other local business owners, like <a href="http://www.veryswank.com/">Swank Mommy</a> provide special giveaways from time to time!</p>
<p><strong>(10)</strong> Everybody loves a T-shirt! And they can help promote your local tweetup club! Even better when you add fun phrases like &#8220;wearing my twitter shirt&#8221; or &#8220;show me your tweets&#8221;!</p>
<p>Now these are my tips and suggestions. You could really go in a lot of different directions here. There is no one true formula for tweetups. I have attended tweetups that were organized specifically for real estate professionals, or in conjunction with a local conference. In fact, I&#8217;ve attended a tweetup that was itself a unique learning event hosted by a speaker. However, in my experience I&#8217;ve really enjoy my local tweetup group, because I get the chance to connect with people who live, work and play in the same community. The tweeps I&#8217;ve met have shared their reviews of fun events and activities, suggested new local resources which I have benefited from, and most of all&#8230;.I&#8217;ve made many new local friends! Oh, and did I mention&#8230;it&#8217;s fun!</p>

<p>Back in November of 2008, I created the Tweet Plan in order to streamline the resourceful side of twittering. I sent it to Darren Rowse (aka @Problogger), and he was intrigued and understood the value of better organizing your tweets to reach your network. Rowse published my tweet plan on his Twitter tips blog, <a href="http://www.twitip.com/make-a-tweet-plan-to-get-the-most-from-twitter/">Twitip.com</a>. Shortly after, I modified the Tweet Plan specifically for real estate professionals and shared it here on <a href="../../../../../2008/11/organize-chaos-with-the-real-estate-tweet-plan.html">MTO</a>.</p>
<p>Well, the Tweet Plan is back and super charged with a new handy tool. In this new version you will drip your resourceful tweets using an auto-tweet tool called HootSuite throughout your day, but also share some spontaneous thoughts and experiences when you have time to! Let&#8217;s get started!</p>
<p><strong>Step 1-  Start a Tweet Topic List</strong></p>
<p>Start with a tweet topic list, which is nothing more than an on-going list of topics you are passionate about, as well as your expertise. Here&#8217;s a quick example:</p>

<p><strong>Step 2- Identify Your Resources</strong></p>
<p>Visit and bookmark your favorite sites that provide great articles and media related to your topics and expertise on your Tweet List.  Here are a few of my favorite sites:</p>

<p><strong>Step 3: Schedule Your Drip Tweets</strong></p>
<p>Now that you know where to find resourceful content, all you need is a great tool to automate your drip tweets to your network. My favorite auto-tweet tool is <a href="http://hootsuite.com/">HootSuite</a>. To get started, visit HootSuite.com and login with your Twitter info.</p>

<p>Now you are ready to visit your favorite resource sites and set your drip tweets. For example, let&#8217;s say you  visited the <a href="http://www.cyberhomes.com/content/blog.aspx">Cyberhomes Good Reading Blog</a>. First, scan the site for a relevant article you&#8217;d like to share with your network.</p>

After selecting the article you like, click on the &#8220;Hootlet&#8221; shortcut in your  toolbar.</p>

<p>The Hootlet window will pop up and automatically create a tweet for you, including the article title, name of the Website, and shortened URL. You can then choose the &#8220;send later&#8221; link to schedule when you&#8217;d like that tweet published. You can also modify or customize that tweet with your own verbiage if necessary or even add you own opinion.</p>

<p>I recommend scheduling 5 drip tweets a day and staggering them out (i.e. 6:30am, 9:00am, 11:30am, 2:45pm, 7:00pm). And in order to better manage your time effectively, consider blocking time daily for a &#8220;Twitter Check-in&#8221;. During that time you will add new followers, send welcome messages, and schedule your 5 drip tweets for the day (or following day).</p>
<p><strong>Step 4: Supplement with Spontaneous Tweets</strong></p>
<p>Now if you&#8217;re sharing resource or drip tweets you ARE providing value to your network via broadcasting. But in order to become your network&#8217;s trusted advisor  you should also be listening and responding. So try to make a little time each day (even if it&#8217;s only a few minutes) to scan your network&#8217;s tweets and respond back if you can relate, offer assistance, provide help, or just laugh along! Everyday moments and occurrences are very easy for people to relate to and engage with.</p>

<p><a title="TinyChat" href="http://tinychat.com">TinyChat </a>recently delivered version 2 of their chat product and I&#8217;m really impressed.  The application is extremely intuitive, which starts with a large text field prompting for a chat room name. Within seconds your new room is created.  But not before you&#8217;re given the chance to sign in using Twitter and invite other participants.  If you&#8217;re not using Twitter don&#8217;t fret; just enter your name to continue.</p>
<p>At this point the chat room has been created, now set a chat topic and select your privacy option.  By private it really means not listed on the TinyChat website.  If you need password protection, you&#8217;ll have to upgrade to the professional plan.  With that plan, you&#8217;ll also own up to 5 rooms, and broadcast in HQ video.</p>
<p><span id="more-1362"></span>A TinyChat session can host up to 200 concurrent chat participants, and 12 simultaneous audio, video broadcasts.  The audio and video is really easy to operate. Click the big message the reads &#8220;Add live audio and video to this room&#8221; then approve the use of Tiny Chat to access your camera and microphone.  In our testing, we had multiple users streaming audio and video and I found the quality was equal to what I experience from Skype.</p>
<p>Other TinyChat features worth noting include:</p>

<li> Share files via <a href="http://www.flyupload.com/">Flyupload</a></li>
<li> Save chat transcripts</li>
<li> Ban annoying users</li>
<li> Embed the chat on your website or blog</li>
<li> Share the chat room via Twitter, Facebook, or MySpace (or via any network by sharing the URL).</li>
</ul>
<p><strong>MyTechOpinion</strong></p>
<p>I&#8217;m really impressed with the user interface of TinyChat.  I like that I wasn&#8217;t forced to install cumbersome software to initiate a chat session.  I appreciate the &#8220;ignore&#8221; link that moderators see next to each user&#8217;s update. If an unruly visitor joins the chat, use this feature to block them from participating. It&#8217;s also comforting to know that TinyChat works on Windows, Mac and Linux; using Firefox, IE, Safari, and Chrome browsers.</p>
<p>Real estate agents using this tool on a regular basis for online chat or webinars sessions may want to consider subscribing to the professional plan. As mentioned you&#8217;ll gain the ability to save room names-to protect your brand or keyword.</p>

<p><a href="http://tweetlister.com/">TweetLister</a> is a new Twitter tool specifically created for real estate agents. Signing up for the free service allows you to post, schedule and manage real estate listings on Twitter. Track clicks received on your listings, as well as collect and download contacts you get through those listings (available via an Excel Report).</p>
<p>While I see the benefit of scheduling resourceful tweets to share with your network (aka &#8220;drip tweets&#8221;) throughout the day, I don&#8217;t recognize the benefit of ONLY twittering your listings. As a real estate professional on Twitter, your goal should be to become your network&#8217;s trusted advisor. This means you should be sharing what makes you a great source of related information. Yes, listing information is important to your local network (for those planning to transact now or in the near future). But what about the vast majority who are not transacting. Surely you want to maintain your connections and provide resourceful and local information so that when those in the majority are ready to transact, they call you!</p>
<p><span id="more-1272"></span><strong>Why TweetLister needs a NEW attitude&#8230;ooh, ooh&#8230;ooh, ooh&#8230;ooh?</strong></p>
<p>TweetLister mentions that you don&#8217;t need to understand Twitter to use their site.  In fact, the &#8220;about page&#8221; goes on to profess that there&#8217;s really no need to go back to your Twitter Profile, just use TweetLister. Contrary to TweetLister, this is NOT &#8220;good news&#8221; to you or me!</p>
<p>If you are just using Tweetlister to ONLY post listings then you don&#8217;t really understand why and how Twitter benefits you and your network. You are missing the point!</p>
<p>According  to TweetLister, it is ONLY for real estate listings and spammers will be blocked. Hmmm, the very nature by which listings are shared on TweetLister seems pretty spammy to me!  For example, the &#8220;Add New Listing&#8221; form only allows for select information about the property (location, bedrooms, baths, features, etc.).  See below:<br />

<p>You cannot change or modify the listing information provided within the tweet. The automated portion is helpful and fast, but there&#8217;s no room for customization. My suggestion would be to make the text modifiable.  As RE pros, you know how important verbiage is on your listing flyers&#8230;and with only 140 characters, you need to make them count! I would also be extremely beneficial to have the ability to share various media&#8230;.pictures, video, blog, single property site, etc.</p>
<p><strong>MyTechOpinion</strong></p>
<p>The way I see it, you could just as easily create your own &#8220;tweetlisting&#8221; directly from your Twitter.com profile (or Tweetdeck, Twhirl, Tweetlater, Twuffer, etc.), and do so in a more creative and professional way. At least then you can have complete control over what you can do with those 140 characters. You can simply add links to whatever related media (virtual tour, images, interesting info, etc) you have for that property. Better yet, you could share something special about the neighborhood, helpful maps, and/or other local specifics&#8230;.and then provide a trackable link (like BudURL) to your listing site or blog.  Include your own hashtag and call it a tweet! That&#8217;s MyTechOpinion, but feel free to share yours!</p>

<p>If you are currently monitoring specific keywords (i.e. your business name, your name, expertise, local interests, etc) with alerting services like Twilert and Tweetbeep, then you&#8217;ll quickly identify the benefit of this new Twitter feature! If not, this is the perfect introductory tool to keep you in the &#8220;know&#8221; when it comes to what Tweeps &amp; Twits are saying about you and your business.<span id="more-1232"></span></p>
<p>You may want to consider saving searches for topics you blog about or share as resources via Twitter &amp; Facebook. If you&#8217;re goal is to become your network&#8217;s trusted advisor, then you&#8217;ll want easy (easier) access to resources for whatever it is your clients turn to you for (short sales, investing, local tips, homeowner advice, etc). For example, I saved searches for lifestreaming, Cyberhomes, #twitterqueens, etc.). These are items that reflect my personality, profession, and passion.  Twitter users are who are creating and sharing hashtags, are providing us with keyword driven channels of content. Woohoo!</p>
<p>Another fabulous use of hashtags (ex: #REBCSF) and saved searches are for events. <a href="http://rebarcamp.com/">REBarCamps</a> are popping up across the country. Don&#8217;t sit home and sulk if you can&#8217;t go, just hook yourself up with a saved search of the event hashtag and you can tune in wherever you are! I know I&#8217;m looking forward to rallying friends and colleagues this summer at the <a href="http://www.inman.com/events/real-estate-connect-san-francisco-2009">Inman Connect SF</a>, which offers numerous learning and networking opportunities. These saved searches will definitely come in handy when trying to locate others during and after the event.</p>
<p>To get started creating your own saved searches, login to your Twitter Profile. Next enter your topic, keywords or hashtag into the search field on the right. Your results will be displayed and you can choose to save your search by selecting the green button next to &#8220;save this search&#8221;.</p>

I previously offered up some search strategies for <a href="../../../../../2009/01/finding-tweighbors-on-twitter.html">finding your tweighbors</a>. But after finding and following&#8230;where do you go from there? Not everyone finds jumping into the conversation that easy. And if you approach twits the wrong way you can end up being outcast as a marketer or spammer&#8230;or even worse in my opinion&#8230;BORING &amp; SELFISH!</p>
<p style="text-align: left;">The best way I&#8217;ve found to foster community on Twitter is by being a community participant. If you want twits to interact positively with you, then you need to start by positively affecting others. But first, you better get organized.<span id="more-855"></span></p>
<p style="text-align: left;"><strong>TOOLS:</strong> One confusing aspect of Twitter is the noise factor! It&#8217;s true&#8230;there are plenty of uninspiring tweets. But maybe that&#8217;s because you&#8217;re not following the right twits.  When it comes to real estate, you often target market to a specific demographic. So if you&#8217;re investing time in building relationships online, consider taking more time to check out your twits before you follow. Before following, take a little time to glance at their profile, visit their Website, read their short bio or scan their recent updates. This gives you a better vision of WHO&#8217;s tweeting with you.</p>
<p style="text-align: left;">Once you gain a following&#8230;don&#8217;t be afraid to rely on a desktop app to better organize your community! <a href="http://www.tweetdeck.com/beta/">Tweetdeck</a> can easily assist in the categorization of your twits. And <a href="http://www.peoplebrowsr.com/">Peoplebrowsr</a> is like Tweetdeck on steroids with a variety of group features for better targeting those with similar interests.</p>
<p style="text-align: left;"><strong>ACTIVE LISTENING: </strong>It might sound like a request from a first grade teacher&#8230;and you&#8217;re absolutely right! Active listening means you&#8217;re listening with your whole self&#8230;.your eyes, your ears, your heart, your mind&#8230;no distractions! And, making mental notes along the way! By becoming a better listener you become a better communicator&#8230;making you more productive.  And if you learn to master your own communication skills, the easier it will be to leave lasting impressions on those you meet both online and offline.  And we all know how misunderstandings can occur from not being able to read someone correctly&#8230;especially with email or SMS.</p>
<p style="text-align: left;">So, you need to listen a lot! I do. In fact I&#8217;m lurking in the background and you don&#8217;t even know it. I&#8217;m taking it all in and thinking about how I can add to what&#8217;s being said or shared. I do this to gather details about those I&#8217;d like to connect with&#8230;.so that connecting and communicating become more seamless than stuffy! Not to mention all the fun you&#8217;ll have learning about others!</p>
<p style="text-align: left;"><strong>TWEET IT FORWARD &#8220;TIF&#8221;:</strong> Active listening will afford you with the best option for building your network authentically&#8230;.and that&#8217;s &#8220;tweeting it forward&#8221;.  When you listen to your followers you gain details (ladies&#8230;you know what I&#8217;m saying). Details give you insight into what your new friends like, dislike, need to know, want to learn, etc. So pick a time each day, to scan your followers tweets via Twitter itself or Tweetdeck categories. Better yet, use <a href="http://search.twitter.com/">Twittersearch</a> to find recent tweets related to your local area or interests. Once you&#8217;ve identified a couple of meaningful tweets&#8230;it&#8217;s time to access your resources (business and/or personal) and help!</p>
<p style="text-align: left;"><strong><em>Let me be crystal clear for a moment: the goal here is to share and add to the tweets you find meaningful.</em></strong> This is not thanking your retweeters. I&#8217;m specifically referring to helping those who haven&#8217;t helped you yet. For example, tweet about someone&#8217;s cause that you can also stand behind and help to spread the word. Answer twits with local questions that you can offer real advice for. If someone is looking for a specific resource for their business or is confused by something and needs a tip&#8230;be the one to kickstart their success or unscramble their confusion.  Even making a random <a href="http://blip.fm/">Blip.fm</a> dedication to a twit that&#8217;s having an off day can create viral happiness!</p>
<p style="text-align: left;">The more you surprise others with your helpfulness&#8230;.the more lasting impressions you make. It&#8217;s that simple. And if you&#8217;re not sure&#8230;just ask yourself, &#8220;What would <a href="http://www.chrisbrogan.com/">Chris Brogan</a> do?&#8221;</p>

This would work especially well for guidance on your blog or sharing helpful resources with others.</p>

Create both video and text testimonials to demonstrate your expertise on your Website or blog. You can even invite existing clients to record and add a testimonial at any time. You are then able to manage all the testimonials with complete control over the content and customization. BubbleTestimonial offers a free 30 day trial and <a href="http://www.bubbletestimonial.com/plans.php">3 different plans</a> with features.</p>
<p>Here are a couple of ideas for implementing the Bubble video solutions into your real estate business:</p>

<p style="text-align: left;"><a href="http://www.twitterlocal.net/">TwitterLocal</a>- Search a specific location and/or the surrounding area. View and follow local twits or obtain the RSS feeds for an area.</p>
<p style="text-align: left;"><a href="http://search.twitter.com/">Twitter Search</a> &#8211; You can search for clients you already know by name and follow them. Enter a specific city name or neighborhood and view who&#8217;s talking about your market.</p>
<p style="text-align: left;"><strong>A couple of advanced tips for you:</strong></p>
<p style="text-align: left;"><a href="http://pipes.yahoo.com/pipes/">Yahoo Pipes:</a> Take the RSS feeds from several locations you&#8217;ve searched and mash them up into one feed. Then you can scan your reader quickly for new Twits or start conversations with locals you didn&#8217;t already know.</p>
<p style="text-align: left;"><a href="http://www.tweetdeck.com/beta/">Tweetdeck</a>- Download it and create groups based on locations or keywords. With Tweetdeck you can display several groups at once. For example, (1) all tweets, (2) local tweets/list of friends, (3) a specific location/city, (4) RE topic like relocation.</p>

			<content:encoded><![CDATA[<p><img class="alignleft size-full wp-image-3123" title="10 Ways I Got My Convention Mojo Working " src="http://mytechopinion.com/wp-content/uploads/2008/09/covnetionmojo.jpg" alt="" width="300" height="380" />Making the most out of industry conventions takes effort, time and a bit of technical expertise! At least it does for me! I just got back from a whirlwind trip to the BlogWorld Expo and I think I found my convention <a href="http://en.wikipedia.org/wiki/Mojo">mojo</a> while I was there!</p>
<p>Like me, you probably go to conventions to learn new tips and tricks to apply in your own business or to take advantage of the abundant networking opportunities. Both are key to your professional development. But how do you find the appropriate balance between convention stalker and wallflower? It&#8217;s tricky&#8230;especially considering these 2 attendee types don&#8217;t swing too far from each other on the freak -geek pendulum. But here&#8217;s what I&#8217;ve learned thus far:</p>
<p style="padding-left: 30px;">(1)  <strong>Arrive on time and sit up front:</strong> As a teacher, I always give extra points for attention! And if I didn&#8217;t, you already stand out in my mind. This shows your eagerness to learn and participate. You&#8217;ll be more apt to get involved in the conversation taking place if you can hear it and you were there when it began.</p>
<p style="padding-left: 30px;"><span id="more-246"></span>(2)  <strong>Listen and ask questions</strong>: Duh! But you&#8217;d be surprised how many people are distracted by their mobile devices (not me) and other attendees. And for Pete&#8217;s sake &#8230;ask a question if you have one. It actually provides a great opportunity to engage with speakers&#8230;who are often times our heroes!</p>
<p style="padding-left: 30px;">(3)  <strong>Be humble, let others talk about themselves: </strong>This one is hard for me&#8230;mainly because my mouth does not stop running itself once I let it out for a walk. But seriously, people feel good when you give them a chance to share their thoughts and experiences. Plus you may learn something new or just create a bonding moment (which translates to more networking buddies online when you get home).</p>
<p style="padding-left: 30px;">(4)  <strong>Timing and wit can be smelly, but worth it:</strong> Not that I possess either of these qualities regularly. But occasionally I will find a way to interject myself into the spotlight! Most of this is done at my own expense. However, if you grab an important moment by the horns (usually something you can relate to), do it! I recently gave <a href="http://www.chrisbrogan.com/about/">Chris Brogan</a> a good laugh (in the middle of his panel) by taking a line he said, turning it around on myself, and twittering it. &#8220;Sorry for farting in the elevator.&#8221; Hey, it broke the ice between us (I believe), and Chris even twittered @nik_nik as a new favorite&#8230;and within 10 minutes I had over 60 new followers on Twitter!  You know who you are&#8230;and you totally rock!</p>
<p style="padding-left: 30px;">(5)  <strong>Buy important people drinks</strong>: Some of us don&#8217;t have the cash to pop bottles all night in the VIP lounge (if you do, invite me). But hooking up some of your heroes with a round of drinks sure doesn&#8217;t hurt! Just ask <a href="http://blog.roost.com/">Derek Overbey</a> (aka McLovin) from Roost who held down the corner bar position at TechSet Las Vegas! He made my night by making sure I (along with about 10 other RE bloggers) were never left without a drink in hand! Derek was definitely an efficient party goer as he scored drinks for Blog SuperStars like <a href="http://www.sarahlacy.com/">Sarah Lacy</a>, <a href="http://my.mashable.com/pete">Pete Cashmore</a> , and <a href="http://my.mashable.com/karenhartline">Karen Hartline</a> .</p>
<p style="padding-left: 30px;">(6)  <strong>Be forward, but be yourself when doing so</strong>: If you see someone you REALLY want to meet, don&#8217;t be shy. Most of our heroes are very approachable. In fact, Reggie and I have been huge fans of Darren Rowse (<a href="http://www.problogger.net/blog/">Problogger</a>) since we started MTO over 2.5 years ago. Reggie spotted him at the TechSet party and walked right up to him and introduced himself.  Darren is as REAL as they come! We chatted him up on everything from social media strategies to the Wiggles. Darren even invited Reggie to guest post on Problogger about his new job! (Coming soon!) Quickie here: you&#8217;ll never know unless you try. Just don&#8217;t back your hero into a corner and chat about yourself for 3 hours. Meet&#8230;greet&#8230;and move along to give others the same opportunity.</p>
<p style="padding-left: 30px;">(7)  <strong>Be approachable when others come to you:</strong> Don&#8217;t judge a blogger by their <a href="http://www.jimmychoo.com/pws/ProductDetails.ice?ProductID=71816">Jimmy Choos</a>! Just as you may want to approach your heroes&#8230;others may look to you as the celebrity in their life. (Still waiting for this to happen to me.) So don&#8217;t turn down an eager beaver who wants to pick your brain (I promise it won&#8217;t hurt <a href="http://pistachioconsulting.com/">Laura Fitton</a>!) or take a picture with you.  A feel good moment is a feel good moment! Unless it&#8217;s weird.</p>
<p style="padding-left: 30px;">(8)  <strong>Use Twitter to connect during down time</strong>: If you are not a rallier (that&#8217;s a word) type or you are new to an industry and looking for networking opportunities, then be sure that you&#8217;re on <a href="http://twitter.com/">Twitter</a> and using a mobile Twitter app (like <a href="http://www.orangatame.com/products/twitterberry/">Twitterberry</a> or <a href="http://iconfactory.com/software/twitterrific">Twitterific</a>). Follow your heroes, speakers at the convention, peeps you meet, etc. This will make finding lunch buddies and party goers a snap! Also, the latest and greatest conventions are projecting Twitter so that attendees can read each other&#8217;s thoughts via tweets during panels&#8230;.it&#8217;s wildly fun and informative! Be sure to ask and know the hash tags for your event and sessions. Ex: Twitter: <a href="http://search.twitter.com/search?q=%23bwe08">#BWE08</a></p>
<p style="padding-left: 30px;">(9)  <strong>Refresh: </strong>At the risk of sounding like your mom&#8230;&#8221;go to bed at a decent time&#8221;. Now, decent to you may be not be decent to someone else. For me, it&#8217;s about 1am (liar&#8230;6am).  But I typically pace myself (compulsive liar) so that by the last night of the convention I can really &#8220;go off&#8221;!!! It&#8217;s just really nice to wake up the morning of your convention and be ready to tackle it! Especially if you&#8217;re speaking!!!  Take it from someone who usually plays as hard as she works&#8230;nothing but embarrassment (my own) happens during the hours of 3-6am!</p>
<p style="padding-left: 30px;">(10)<strong> Cover the convention like you&#8217;re the media:</strong> If you can handle a bit of multi-tasking then consider live blogging your convention experience. Reggie and I used <a href="../../../../../2008/09/live-from-blogworld.html">Cover ItLive</a> in conjunction with <a href="http://www.kyte.com/">Kyte</a> (for pics &amp; video-which didn&#8217;t work the best to our standard) and was quickly replaced with plain old <a href="http://www.flickr.com/photos/nik_nik/">Flickr</a> (which always seems to get the job done). But all the info we shared was in real time and available on MyTechOpinion&#8230;not a 3<sup>rd</sup> party site. And we were able to receive comments from readers interested in the convention&#8230;and comment back (once we worked through a few glitches). Speaking of glitches&#8230;be ready for them (like a spotty Internet connection) and roll with the punches! Now our friend and fellow RE technologist, <a href="http://activerain.com/blogsview/702116/1-Things-You-Need">Jeff Turner</a> used <a href="http://qik.com/">Qik</a> to record live video. What can we say, the man is a genius! Qik is much easier to use and possibly a better option in the future.</p>
<p><strong>The Day After Pill:</strong> When you get home from the convention or even waiting at the airport, be sure to upload all your pictures to Flickr using your event tag(s), and other keywords. Create an album on Facebook as well and tag friends there. Be on the lookout (w/<a href="http://www.google.com/alerts">Google Alerts</a>) for other event attendee albums. And if others you&#8217;re interested in knowing further post flattering pictures of you with them, be sure to make a comment. Also, don&#8217;t forget to find and add all the new peeps you met during the convention on LinkedIN, Facebook, and Twitter. The trick here is to kick off a reciprocal relationship between what happened offline and keep it going online.</p>
<p><strong>DISCLAIMER:</strong> Reggie says that a few of these tips, particularly #4, can have a higher success rate if you are woman who doesn&#8217;t take herself too seriously but still loves to be the center of attention! I&#8217;ll let you be the judge of that!&lt;&#8211;&gt;</p>

I think it&#8217;s obvious that either &#8220;you do&#8221; or &#8220;you don&#8217;t&#8221; Twitter.  And that&#8217;s fine. Nobody is saying (especially me) that if you don&#8217;t Twitter you will never reach Zen 2.0, or your real estate client database will double overnight. I think I just appreciate the utility of Twitter (among other things) and I&#8217;m happy to share what I&#8217;ve learned and discovered thus far. So if you love it already like <a href="http://www.youtube.com/watch?v=wd4WZ3LqCKw">Hitler</a>, or you&#8217;ve found yourself on a bandwagon to Twitterville, this post is for you.</p>
<p>Quickly, (I&#8217;ll try) let me fill you in on why Twitter has become my connection companion. First, I find myself behind a computer most days and it&#8217;s nice to know that others out there sharing the same interests (or not) want to share themselves with me.  And not only share their transparent moments, but also extremely helpful tips, resources, and information&#8230;.that positively impact my own professional development and business.  Twitter has even assisted me with customer service 2.0. (Thanks @Midphase)</p>
<p>Out of the office, Twitter Mobile -Style is where it&#8217;s at! I can send pictures of whacky things, great ideas, or inspirational thoughts with any of the numerous Twitter apps available. Moreover, I can check in with the people that mean the most to me. I can find out where my peeps are at for a meetup or connect with conference goers on a deeper level. BTW-If you&#8217;re already using Twitter, I&#8217;m sure you have 101 reasons why you already love it (so leave me a comment). This lightening speed overview is mostly for newbies wondering what the hype is all about.</p>
<p>So if you&#8217;re on the fence or not. Check out the following widely used and loved Twitter applications that I either use myself or have been clued into by other Twitter users.  Twitter does not require outside apps to gain appreciation or like, they just make the experience more lovable! FYI-I do NOT recommend downloading and trying to use every app mentioned below, but rather encourage you to peruse for yourself and pick a few to try out. Now if you are in good company with other Twitter users, I&#8217;m sure they will point you in the direction they favor most!</p>

I received a request from <a title="JulieTweets" href="http://twitter.com/julietweets" target="_blank">JulieTweets</a> to arrive at a red door in San Francisco by 12:30 sharp! Thanks to GPS (asking the parking attendant) I found it promptly! Anyway, once I arrived I was greeted by one cool cat and 3 hot babes with cupcakes. I was in for sure now! The hot babes (savvy production crew) proceeded to set me up for video interview. Come to find out, I wasn&#8217;t the only top secret twit invited to the red door.  JulieTweets informed me that Twitter is compiling video interviews of all sorts of Twits to use in an upcoming marketing campaign. I quickly let her know that I&#8217;d be fine sharing the spotlight (not really) if she hooked me up with a Twitter shirt. Gosh, imagine what I&#8217;d do for a pair of jeans!</p>
<p>So for those of you that are not familiar with Twitter (come out from under your rock), it&#8217;s a cross between blogging and instant messaging. Also referred to as micro-blogging. Each tweet or post must be 140 characters or less. You can add more value to each tweet by including links to helpful blogs and Websites, your wacky pictures and videos, etc.  And each tweet is centered around answering the question, &#8220;What are you doing?&#8221;</p>
<p>To be honest, I poo pooed Twitter for some time. I just didn&#8217;t need (or want) another social networking tool to contend with. I can admit when I&#8217;m wrong. In fact, because Twitter updates in real time I&#8217;m able to reach an on audience on the spot.  Besides being just fun&#8230;Twitter is a valuable safety tool as well. If you haven&#8217;t heard about the student who Twittered his way out of an Egyptian jail, <a title="Twitter out of jail" href="http://www.cnn.com/2008/TECH/04/25/twitter.buck/index.html" target="_blank">read this</a>. You may not be visiting any foreign countries in the near future, but you can use Twitter at home to let loved ones know where you are and if any unfavorable persons are bothering you. (EX: Unfamiliar meeting locations, Open Houses, etc.)</p>
<p>Here are 22 reasons <span id="more-200"></span>I use Twitter, followed by my best advice (for the time being).  I know there are a couple of Twitter experts or eTwits (<a title="Andy Kaufman" href="http://twitter.com/andykaufman" target="_blank">Andy Kaufman</a>) out there who have great advice and tips for using Twitter. So please share and let us know your favorite Twitter apps as well!</p>

<p><strong>BEST ADVICE</strong></p>

<li>Be yourself.</li>
<li>Don&#8217;t tweet your bathroom trips unless something remarkable is happening in there. Or the wallpaper totally rocks!</li>
<li>Interact with twits you relate to, enjoy, can benefit you in some way (like with their amazing knowledge of the real estate industry), or those that are just fun to YOU.</li>
<li>Follow the twits that follow you&#8230;unless they are spammers.</li>
<li>Don&#8217;t over-tweet. It&#8217;s annoying. Seriously. I could name names, but you know who you are.</li>
<li>Don&#8217;t share too much. (TMI) EX: When you&#8217;re having the mole on your ass removed.</li>
<li>Provide resources or items of value.</li>
<li>Be creative and have fun with it!</li>
<li>Take advantage of apps for streamlining your tweets.
